Elevation is the reason many buyers look at Bear Mountain, and about three in four listings report a view. In early October 2026 that was roughly 135 properties, including houses, condos, townhomes and building lots, with an average asking price of about $1.2 million.

Depending on elevation and direction, the outlook may take in the surrounding hills and valley, the golf courses, the city and, from some of the higher streets, the ocean and the Olympic Mountains. The Bear Mountain view home market report shows current price ranges and recent sales.

What “View” Means in a Listing

The view field is filled in by the listing agent. It covers everything from a wide panorama off the main living area to a partial outlook from one upstairs room. Look at where the view is seen from, whether it connects to a deck or patio, and which way the home faces for sun and wind.

How Secure Is the View?

Bear Mountain is still being built. A vacant lot or an unbuilt phase in front of a home can change its outlook, and so can tree growth. Ask what is planned for neighbouring land, what height limits and design guidelines apply, and whether any of the land in front is part of the resort lands that are being sold through the receivership process.
