About these figures: The map shows the reduced listings on this page. The six figures describe every active townhome listing in Greater Victoria, so you can compare the price drops with the whole market.
Townhomes across Greater Victoria whose asking price has come down in the last 14 days, with the newest reductions first, checked every morning.
This page lists every townhome for sale in Greater Victoria whose price has been cut in the last 14 days. Every morning we compare the asking price of every home for sale in Greater Victoria with the price the day before. Any listing whose price has come down appears here for 14 days, as long as it is still for sale and still priced below where it was, with the most recent reductions first.
Townhomes sit between condos and houses on price, and a large share of them are new. Of the 25 newest Langford and Colwood townhome listings in late October 2026, every one was built in 2015 or later, and most since 2022, so builders' homes and resales often compete for the same buyers.
Every townhome listing's price is compared with the day before.
A reduced townhome stays on this page for two weeks while it is for sale.
Builders' inventory and recent resales often compete in the same complex.
Fees, reserves and roof or siding plans affect the real price.
On the Westshore, many townhome complexes are still selling new homes while earlier buyers resell, so a resale priced above the builder's current homes, or a builder with unsold homes heading into winter, may cut the price. In older complexes across Saanich, Victoria and View Royal, reductions are more often about condition and strata finances, such as roofs, siding, windows and decks coming due.
Ask whether the complex is a conventional strata, where the strata usually maintains exteriors, or a bare land strata, where owners often look after their own buildings. Read the Form B, minutes, depreciation report and bylaws, and for a newer home ask how much of the BC home warranty is left: two years on materials and labour, five on the building envelope and ten on the structure. Newly built homes may also come with GST, so compare the all-in cost with a resale. Our strata buying guide and warranty guide cover the details.
Townhomes appeal to young families who want three bedrooms and a yard and to downsizers who want ground-level living with less upkeep, and a reduction can bring a home within reach of either. Check the pet limits, parking and storage, any 55-plus age restriction, and the school catchment, which can change from one side of a street to the other.
To see all townhomes, not only reduced ones, start with Langford, Colwood, Saanich or all Greater Victoria townhomes, or see the just listed townhomes.
