Track the top of the market from Ladysmith and Chemainus to Qualicum Beach and Bowser: houses, condos and townhomes listed at $2 million and above through the Vancouver Island Real Estate Board, with asking-price ranges, price per square foot, days on market and active inventory. The figures are generated from current MLS® data and update as properties are listed, sold or repriced.
Nanaimo and Parksville luxury market caution: A few very large waterfront acreages in Cedar, Yellow Point and Lantzville can list at several times the price of a typical $2 million home and pull the average up sharply. Price per square foot is also skewed by oceanfront lots sold mainly for the land, where an older cottage counts as the living area. Read the middle of the table and compare homes on similar shoreline.

How to Read the Numbers
Understanding Nanaimo and Parksville Luxury Market Data
At this price the shoreline, the land and the tax rules of each community count for more than the size of the house.
01
Where the $2M+ Listings Are
Nanoose Bay, including Fairwinds, and north Nanaimo along Hammond Bay and Departure Bay supply much of this market. Lantzville, Qualicum Beach, Parksville, Ladysmith and Saltair, Cedar and Yellow Point and Gabriola Island add a smaller, changing number of oceanfront and estate listings.
02
Land and Shoreline Carry the Price
Most listings here are waterfront, acreage or both. Frontage, bank height, exposure and privacy often explain more of the price than finishes or square footage, so two homes of similar size on the same road can be far apart in value.
03
Thin Sales, Long Market Times
With few high-end sales in any one community, comparables are thin and homes at this level usually take longer to sell than the general market. Expect the days-on-market figure in this report to run well above the area-wide average.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
