What Drives Value in the 5 to 10 Acre Market

Five-to-ten-acre properties are substantial rural holdings. Their value depends not only on the residence but on the amount of usable land, the quality of improvements and the practical cost of owning and maintaining the site.

Usable Acreage & Terrain

Five or ten acres can provide very different utility depending on slope, rock, forest, wetlands, pasture and access. Level, sunny land can be especially valuable for horses, agriculture, gardens or additional improvements.

Water, Septic & Infrastructure

Larger holdings can place greater demands on wells, irrigation, private roads, septic systems, power and other rural infrastructure. Capacity and condition should be considered in relation to the intended use of the property.

Zoning, ALR & Development

Buyers should verify zoning, ALR status, permitted agricultural use, additional dwelling rules, subdivision potential and accessory- building permissions before assigning value to future plans.

Market Interpretation

Why 5 to 10 Acre Averages Can Be Volatile

The five-to-ten-acre category includes a relatively broad range of rural property types but a much smaller pool of active listings than the urban housing market. A single luxury estate, waterfront acreage or highly improved equestrian property can therefore have a noticeable effect on average asking price.

Averages should be read together with the composition of the inventory. A farm-oriented property in Central Saanich may compete in a very different market from a wooded private estate in Highlands, a North Saanich acreage or a large West Coast holding in Sooke.

Market time can also be longer for larger acreages because the buyer pool is more specialized. Properties with good access, substantial usable land, practical servicing and well-maintained improvements can attract strong interest, while unusual sites or highly specialized properties may require more time to find the right buyer.

Larger acreage inventory is distributed unevenly across Greater Victoria. Land character, agricultural policy, servicing, travel time and site utility can differ significantly between municipalities.

Central Saanich

Five-to-ten-acre properties may include working or hobby farms, equestrian holdings, agricultural land and substantial rural homes. ALR status, soil, drainage, water and existing farm improvements can be major value factors.

North Saanich

Larger holdings can include private estates, wooded acreage, equestrian properties and premium rural homes close to Sidney, the airport, Swartz Bay and the coastline.

Highlands & Rural Saanich

Properties can offer exceptional privacy, but terrain may include forest, rock and steep access. Usable land, well performance, septic systems and private road maintenance can be important considerations.

Metchosin & Sooke

Buyers may find substantial equestrian properties, wooded holdings, workshops, ocean views and larger rural estates. Distance from the city and ongoing land management can materially affect buyer demand.
