Current Nanaimo & Parksville Manufactured Home Data
Nanaimo & Parksville Manufactured Homes Market Report
Track the manufactured home market from Chemainus and Ladysmith to Parksville, Errington and Coombs, including asking-price ranges, price per square foot, days on market and active inventory for manufactured, mobile, modular and park-model homes listed through the Vancouver Island Real Estate Board. The figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Nanaimo and Parksville manufactured home market caution: Park homes on rented pads and manufactured homes sold with their own land sit in the same table, and a home on an owned lot in Pleasant Valley or on Gabriola Island can list far above a park home in Chase River. A cluster of compact park-model units near Chemainus can also pull the averages down. Separate owned-land listings from park listings before drawing conclusions, and add pad rent to the cost of any park home.

How to Read the Numbers
Understanding Nanaimo and Parksville Manufactured Home Data
Manufactured home prices here depend first on whether land is included, then on the age of the home and the park it sits in.
01
Land Included or Not
Most listings are park homes on rented pads in Nanaimo, Lantzville, Nanoose Bay, Parksville, Errington, Coombs and Ladysmith. Homes with their own lots in Pleasant Valley, North Jingle Pot, French Creek and on Gabriola list much higher, so the mix between the two groups drives the average.
02
Age of the Home
Many park homes in Nanaimo and Parksville date from the 1970s and 1980s, while newer parks in Ladysmith and 55+ communities in North Jingle Pot hold homes from the 2000s onward. Year built, updates and the CSA label affect value, financing and insurance as much as size.
03
Pad Rent Is Not in the Price
Two park homes at the same asking price can carry very different monthly costs. Compare pad rent, what it includes and its increase history alongside the price per square foot shown here.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
