Central Langford mixes city-centre condos with lakeside houses and older family homes, so a catchment-wide average describes the blend of listings rather than any single property.
Many listings are compact condos in new buildings around Station Avenue, Leigh Road and Millstream Road. They lower the average asking price and living area while raising the average price per square foot, so compare condos with condos.
Homes near Langford Lake and Glen Lake sit at the top of the local price range, while manufactured homes in long-established parks sit at the bottom. One or two listings at either end can noticeably shift the figures.
Catchment lines, pathways and registration rules can change. SD62 began a catchment and pathway review in October 2026, so confirm the current catchment for any address with School District 62 (Sooke).
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
