Cowichan Valley condo market caution: The valley has only a modest number of condo listings at any time, so one new building, a duplex project or a cluster of units in a single older complex can move the averages noticeably. Older walk-ups west of downtown Duncan sit at the low end, while newer buildings and new strata duplexes sit at the top. Compare units of similar age in the same part of town.

Condo figures here come from a small pool of buildings, so building age and strata health weigh heavily.

Duncan Is Most of the Market

Most valley condos are in a handful of streets around downtown Duncan and along Cowichan Lake Road. Their mix of 1970s, 1990s and newer buildings sets the range, and a few listings in one building can tilt the averages.

Age-Restricted Buildings

Several Duncan and Lake Cowichan buildings are limited to owners 55 and over. Their buyer pool is smaller, which can lengthen market times and affect asking prices compared with unrestricted buildings of the same age.

Duplexes Count Too

The condo search includes multi-family strata units such as new side-by-side duplexes, which are larger and priced closer to townhomes. When several are listed at once, the average size and price both rise.

Active Listings, Not Sold Prices

These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
