About these figures: the map and the listings on this page show Cedar Hill detached houses only. There are too few detached houses for a separate report, so the six statistics describe the whole Cedar Hill market.
Search detached houses for sale in Cedar Hill, Saanich: mid-century and newer family homes on generous lots near the golf course, the recreation centre and UVic, many with suites.
About 15 Cedar Hill houses were for sale in early October 2026, from roughly $690,000 to $2.65 million. The average asking price was about $1.4 million, for a house averaging four or five bedrooms and around 2,600 square feet, most built between the 1950s and 1970s with some newer and custom homes.
These are the family homes that define Cedar Hill, on generous lots near the golf course and UVic. The Cedar Hill market report shows the wider market, since there are too few houses for a separate report.
Mid-century development left many Cedar Hill houses on larger-than-average lots.
Many houses include a suite or the space to add one, helping with qualification.
Homes near the course and its trail are especially sought after.
The university and its rental demand are a short distance away.
The 15 houses for sale in early October ranged from a smaller or older home around $690,000 to large custom houses up to $2.65 million, with a broad middle between roughly $1.1 million and $1.5 million. Living area ran from about 1,250 to 4,500 square feet, with four, five and six bedrooms common, and years built mostly 1949 to 2013. The differences that matter are the lot, the condition and quality of any renovation, and whether there is a legal suite.
For a buyer who wants a family home on a good lot in a green, central part of Saanich near the university, Cedar Hill houses are among the steadier options in the area.
Much of Cedar Hill was built out in the 1950s, 1960s and 1970s, and those homes sit on lots that are generous by today's standards. That makes them appealing for families who want space, for gardeners, and for buyers thinking about additions or long-term redevelopment. Many have been updated over the years; others are original and priced accordingly. A good inspection matters with any older home.
Cedar Hill's proximity to UVic makes suites especially valuable, both for mortgage help and for steady rental demand. If income is part of your plan, confirm that the suite is legal and permitted at that address, whether it is self-contained, and what Saanich allows. Base any budget on verifiable rent, and remember that a suite affects how the house lives as well as what it earns.
Alongside the mid-century stock, Cedar Hill has newer and custom-built homes, including some larger houses on infill or rebuilt lots. A newer home carries fewer maintenance questions and may still be under warranty; for anything recently built, confirm whether GST applies. Custom homes are priced individually, driven by the quality of the build, the lot and proximity to the golf course or green space.
Cedar Hill houses skew large, with four to six bedrooms common and living area often above 2,000 square feet. Many are the classic Saanich split-level or two-storey-with-basement layout, with a main living level, bedrooms up and a lower level that often holds a suite or flex space. Think about how the levels suit your household and whether the lower level is finished and permitted.
Across the detached listings the average worked out around $550 per square foot, a touch below the priciest east-side Victoria neighbourhoods and reflecting the larger homes and lots. Price per square foot is only a guide here, since a renovated home, a legal suite, a bigger lot and proximity to the golf course can all justify paying above the raw number.
The typical buyer is a family wanting space and schools near the golf course and the university, a buyer who values the larger lots and green surroundings, or an investor or university household drawn by the suite potential and rental demand. Some are prepared to renovate an older home; others want one already updated. All are choosing Cedar Hill for its space and central-green location.
