About these figures: the map and the listings on this page show condos within about 2 km of UVic. There are too few for a separate report, so the six statistics describe all homes near UVic, including houses and townhomes.
Search condos for sale within about 2 km of the University of Victoria, from older buildings on McKenzie Avenue and Mortimer Street to newer suites on Shelbourne Street and in Cadboro Bay village.
Condos for sale near UVic are the most affordable way to own close to campus. In late October 2026 there were 18 within about 2 km, asking from about $350,000 to $900,000, most of them one- and two-bedroom suites. The live map above shows each one.
Students, their parents, young professionals and downsizers all buy here. The homes near UVic market report shows the wider market.
One-bedroom suites in older buildings start well under $500,000.
Buildings from 2003 to 2023 add modern suites on Shelbourne and Church.
BC stratas cannot ban long-term rentals, which suits investor-parents.
Most buildings are a short bus or bike ride from the UVic exchange.
Condos near campus are concentrated in a few corridors. Older low-rise buildings from the 1970s line McKenzie Avenue and Mortimer Street near Mount Tolmie and Lambrick Park, with some of the lowest prices in Saanich. Newer buildings from the 1990s to the 2020s sit along Shelbourne Street, Church Avenue and Cedar Hill Cross Road in Cedar Hill and Mount Tolmie, including a building completed in 2023 on Shelbourne Street. In Cadboro Bay, a small number of condos sit right in the village on Penrhyn Street, a short walk from the beach.
Older buildings offer more space for the money but come with older systems and, often, higher maintenance costs ahead; ask for the depreciation report and look for recent or planned work on roofs, windows, plumbing and building envelopes. Newer buildings cost more per square foot but have modern layouts, in-suite laundry and, in some cases, remaining warranty coverage.
A condo near campus can house a son or daughter through university and then be rented or sold. Decide how title and financing will work, check the strata bylaws on pets, parking and storage, and insure the unit properly if roommates will live there. Since November 24, 2022, BC stratas cannot ban long-term rentals, so the unit can be rented after graduation.
Strata fees near campus vary with a building's age and amenities. Compare fees with similar buildings, read the bylaws on rentals, roommates, pets and bicycles, and look at recent minutes for any special levies or major repairs being discussed.
Most condos on this page are a short bus ride from the UVic exchange, and McKenzie Avenue and Cedar Hill Cross Road have bike routes toward campus. For buyers who drive, ask about parking stalls and visitor parking, which can be tight in student areas.
