“Waterfront” covers properties that have almost nothing in common: a low-bank Cordova Bay lot with walk-on beach, a high-bank Ten Mile Point property where the water is a hundred steps down, a Gorge Waterway condo overlooking a tidal inlet and a building lot with no house on it all appear under the same label and in the same charts on this page. Bank height and usable shoreline matter more to value than square footage does. Beyond that, waterfront carries obligations ordinary housing does not — riparian setbacks restricting what can be built or cleared near the shore, erosion and bank stability, seawall and stair condition and the cost of replacing them, drainage, marine insurance, and in some cases Crown foreshore rights you do not own. Establish all of it before drawing conclusions from any figure here. Treat these as a current active-listing snapshot, not a completed-sales price index.

Covers only listings with a dwelling; waterfront lots have no living area and drop out. On waterfront the price reflects the shoreline rather than the building, so this runs far above ordinary housing and says little about construction quality.

Each point represents one current listing with its asking price compared against days on market.

Charts represent active Saanich waterfront listings shown on this page and do not represent completed-sale statistics. This is a small market — a couple of dozen listings for an entire municipality — so every chart here moves on single properties in a way a condo or house report never does, and a quiet month can change the shape of a bar. The inventory also spans roughly eightyfold from the cheapest parcel to the most expensive estate, the widest range of any report on this site, and it includes vacant land alongside finished homes. None of these charts can measure bank height, usable shoreline, beach quality or exposure, which are the things that actually separate one waterfront property from another. Read them as a map of what is currently listed, not as a price index.

How to Read the Numbers

Understanding Saanich Waterfront Listing Data

Waterfront is the least comparable category on this site. The inventory is small, the range is enormous, and the attributes that set the price — bank height, usable beach, exposure, moorage — appear nowhere in the data. Use the charts to see what exists, then assess the shoreline itself.

This Is Two Markets, Not One

When we read the full current inventory, six listings sat between $99,000 and $699,900 — Gorge Waterway condos and small shoreline parcels — and then nothing at all until $1,515,000. An $800,000 dead zone, with the rest of the market running from there to nearly $8 million. Anyone searching “Saanich waterfront” is really searching two products: a modest tidal-inlet condo, or an ocean property at a completely different price. There is almost no middle, so an average across the whole set describes nothing that is actually for sale.

Bank Height Decides the Price

The distinction that matters most, and the one no figure here records, is how you reach the water. Low-bank walk-on frontage in Cordova Bay is the scarcest and most valuable arrangement in this market. High-bank property on Ten Mile Point or Arbutus can offer a more dramatic outlook and more privacy while putting the beach down a long stairway that needs maintaining and eventually replacing. Medium-bank sits between. Two properties at the same asking price can differ entirely on this one point, so establish it before comparing anything else.

Riparian Rules, Erosion & the Shore Itself

Waterfront carries obligations ordinary property does not. Riparian assessment areas restrict building, clearing and landscaping within a set distance of the shore, which can rule out the renovation or addition a buyer has in mind. Bank stability and erosion need a professional eye, not a walkthrough. Seawalls, stairs, retaining structures and docks all have finite lives and replacement costs that run well into six figures. Confirm too where your title actually stops — the foreshore below the natural boundary is generally Crown land, not yours.

A Thin Market That Includes Bare Land

A couple of dozen active listings covers the entire municipality, so a single sale visibly changes this report and short-term movement is inventory noise rather than a trend. Watch it across quarters, not weeks. Note also that vacant waterfront lots are counted here alongside finished homes — in the reading behind this page, two of the listings in the lowest price band had no house on them at all. That band is not a supply of affordable waterfront housing, and the price-per-square-foot chart drops those listings entirely because they have no living area to divide by.
