Search newer houses and townhomes for sale in Happy Valley, one of Langford's fastest-growing neighbourhoods, around Happy Valley Road on the southern Westshore, close to schools, trails and central Langford.
About 28 Happy Valley properties were for sale in early October 2026, mostly newer houses and townhomes. Happy Valley is one of Langford's fastest-growing areas, a largely new residential neighbourhood in the southern Westshore that has filled in quickly over the past decade with family homes and townhome projects.
The neighbourhood runs along Happy Valley Road and the streets around it, between central Langford and Colwood's Royal Bay, with the hills and trails of the Westshore close at hand. Most of what is for sale was built since 2015, and new homes continue to come to market. The Happy Valley market report shows current price ranges and recent sales.
Most Happy Valley homes were built since 2015, with new houses and townhomes still being added.
Happy Valley Elementary, parks and quiet streets make it a strong choice for families.
The hills, trails and green space of the southern Westshore are close at hand.
A more affordable way into newer Westshore housing than the established core.
Happy Valley offers mostly newer homes in one growing Langford neighbourhood. In early October 2026 the active listings were about 16 detached houses and 10 townhomes, with a couple of larger land parcels alongside, and prices from roughly $685,000 for a new townhome to about $2 million for a larger house. Because almost everything is relatively new, buyers compare floor plans, finishes and lots rather than age and condition.
That makes Happy Valley a strong fit for families and buyers who want a newer, lower-maintenance home on the Westshore at a more accessible price than the established neighbourhoods, with room for the area to keep maturing around them.
Detached houses are the core of the market, with about 16 for sale in early October from roughly $730,000 to $2 million. Most were built between 2010 and 2026 on streets such as Vision Way, Honeycrisp Avenue, Triangle Trail and Belsize Close, with a few older homes mixed in. The Happy Valley houses for sale page looks at them in detail.
Townhomes are an active and growing part of the neighbourhood, with about 10 for sale in early October from roughly $685,000 to $780,000, almost all new, with projects completing on Arcadiawood Court, Brown Road and Siskin Ridge. Mostly three- and four-bedroom homes, they are among the better-value new homes on the Westshore. Supply is limited enough that there is no separate townhome page, but the main search above includes them all.
Happy Valley has grown through phased subdivisions, so new houses and townhomes come to market regularly. A new home carries fewer maintenance questions and may still be under warranty. For anything recently built or pre-construction, confirm whether GST applies and whether it is included, ask for the 2-5-10 home warranty provider and start date, and understand the completion date for a home that is not yet finished. For a strata townhome, read the bylaws, budget and depreciation report.
Happy Valley is a family neighbourhood, and schools and parks are part of the appeal. Happy Valley Elementary serves the area, with middle and secondary schools elsewhere in Langford, all through the Sooke School District (SD62) that covers the Westshore. Parks, playgrounds and trail connections are woven through the newer subdivisions. Catchments change as the Westshore grows, so confirm the schools for a specific address with the district.
One of Happy Valley's draws is how close it is to the outdoors. The hills and green space of the southern Westshore, trail networks and nearby regional parks give quick access to walking, running and biking, and the Galloping Goose Regional Trail is within reach for a car-free route across the Westshore. For active families, the combination of newer homes and trails on the doorstep is a large part of the appeal.
Happy Valley is in Langford, roughly 30 minutes from downtown Victoria outside of rush hour, though the commute can be longer at peak times. It is minutes from central Langford's shopping and recreation, close to Colwood's Royal Bay, and connected to the rest of the region by Sooke Road and the Veterans Memorial Parkway. As the Westshore continues to grow, transit and road improvements continue to be added.
Happy Valley draws families who want a newer home near schools, parks and trails without the price of the established neighbourhoods, first-time buyers entering through the new townhomes, and people relocating who want a turnkey home on the growing Westshore. The steady supply of new construction keeps choice available, and the area's youth means it is still coming into its own.
Happy Valley is the newer, more affordable counterpart to Langford's other growing areas. Compare it with nearby Westhills around Langford Lake, with the wider Langford market, and with Langford houses across the city.
