Luxury townhouses are a rare commodity in Victoria. Developers nowadays cater more to the bread and butter market for townhomes in general, as most sites zoned for this type of project can only be maximized by creating two or three level townhomes that are not popular with the more affluent, and typically older set. One level living is preferred by them, and that is typically more easily obtained in a condo, especially in the Victoria core. There are some exceptions in Saanich in areas like Broadmead for example but the choices are few and the demand is high. There is still a reasonable selection of two and three story townhomes that cater to the high end market, like in James Bay or in the Rockland area, or Uplands Estates comes to mind, but the properties available are typically a bit older and in need of renovations.
Buying a townhouse can offer several advantages depending on your personal preferences and circumstances. Here are some common advantages:
Cost: Townhouses often tend to be more affordable than single-family homes, making them an attractive option for homebuyers looking for a more budget-friendly option. They generally have a lower purchase price and may also have lower maintenance costs compared to larger properties. Amenities and Services: Many townhouse communities offer amenities such as swimming pools, fitness centers, playgrounds, and common areas. These shared amenities can provide you with additional recreational and social opportunities without the need for individual maintenance or added expenses. Maintenance: Townhouses typically have smaller outdoor spaces and shared common areas, which means you'll have less yard work and exterior maintenance responsibilities compared to a detached single-family home. This can be advantageous for those who prefer a lower maintenance lifestyle or have limited time for upkeep. Community and Security:
Living in a townhouse community can provide a sense of community and security. Neighbors are often in closer proximity, which can foster a stronger sense of community and potentially lead to lasting relationships. Additionally, townhouse communities may have security measures in place, such as gated entry or security personnel, which can enhance safety and peace of mind. Location: Townhouses are often situated in urban or suburban areas, offering convenient access to amenities, shopping centers, restaurants, public transportation, and other essential services. This can be especially advantageous for individuals who prefer a more walkable lifestyle or desire easy access to urban amenities.
Investment Potential: Depending on the location and market conditions, townhouses can be a good investment. As property values appreciate over time, owning a townhouse may offer potential long-term financial benefits. Additionally, if you plan to rent out the townhouse, it can provide a source of rental income. It's important to note that the advantages mentioned above may vary depending on the specific townhouse community and individual preferences. Before making a purchase, thoroughly research and consider factors such as location, community rules and regulations, homeowners association fees, and your personal needs and preferences to ensure that buying a townhouse aligns with your goals and lifestyle.
Town-homes continue to be a viable alternative to single family dwellings in our overpriced Real Estate Market. Most townhouses are three level structures which typically attract young families or professional couples that have enough energy to negotiate three flights of stairs. Two level town-homes appeal to a broader spectrum of the market but are most difficult to find due to the density pressures that are placed on all multi family sites from both the development community and local governments looking for solutions to the lack of housing in Victoria. One level town-homes are in high demand by the retirement market but in very short supply. Currently there are no one level townhouse projects proposed or in progress in Victoria, nor anything that has been recently completed.
