Track current market conditions for Duncan, Maple Bay, Cowichan Bay, Crofton, Westholme, Saltair, Thetis Island, Lake Cowichan, Youbou, Honeymoon Bay and the South Cowichan communities, including asking-price ranges, price per square foot, days on market and active inventory for every property type listed through the Vancouver Island Real Estate Board. The figures are generated from current MLS® data and change as homes are listed, sold or repriced.
Cowichan Valley market caution: Valley-wide figures combine downtown Duncan condos and manufactured homes in parks with oceanfront at Maple Bay and Genoa Bay, lakefront land on Cowichan Lake and rural acreage, so the average shifts with whatever happens to be listed. A single large waterfront parcel near Youbou or an estate above Maple Bay can lift it noticeably. Many South Cowichan homes are listed through the Victoria board instead and are not counted here. Compare one community and one property type at a time.

How to Read the Numbers
Understanding Cowichan Valley Market Data
The valley holds several distinct markets around one small city, and each pulls the figures in its own direction.
01
Duncan and North Cowichan Set the Middle
Most listings come from the Duncan postal area, which spans the city itself, North Cowichan suburbs such as Maple Bay and Quamichan, and rural Cowichan Station and Glenora. Their condos, townhomes and family houses set the middle of the range for the whole valley.
02
Lake Country Has Its Own Buyers
Lake Cowichan, Youbou and Honeymoon Bay draw both local families and buyers looking for a cabin or a retirement home by the water. Lakefront and recreational lots trade on frontage and access rather than house size, which makes their price per square foot hard to compare with town homes.
03
Islands and Ferry Towns
Thetis Island homes depend on the Chemainus ferry, wells and Islands Trust rules, and Crofton and Saltair sit on the Stuart Channel shore with their own small-town markets. Only a few of these properties list at a time, so one sale can move the local figures sharply.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
