Search detached houses for sale in the Sooke village core: new and established family homes on streets such as Church Road, Porcini Grove and Caffery, walkable to the shops, the harbour and Whiffin Spit.
About 22 Sooke village core houses were for sale in early October 2026, from roughly $549,000 to $1.9 million. The average asking price was about $898,000, for a house averaging three or four bedrooms and around 2,050 square feet, across a mix of older homes and new builds.
Detached houses are the heart of the village core market, and among the better-value family homes in Greater Victoria. The statistics below describe the Sooke village core house market specifically.
Older homes from the 1950s onward alongside a wave of new construction.
Mostly three- to five-bedroom homes on walkable town-centre lots.
Groceries, restaurants, the harbour and parks are within walking distance.
Detached family homes at prices well below the Victoria core.
The 22 houses for sale in early October ranged from an older or smaller home around $549,000 to larger new or view homes approaching $1.9 million, with most between about $700,000 and $950,000. They are found throughout the town centre, on streets such as Church Road, Porcini Grove, Phillips, Grant, Caffery, Noblewood and Tominny, a mix of homes from the 1950s to 1990s and a strong run of new construction completed in the past few years.
For families and buyers who want a detached home within walking distance of a real town centre, at a price well below the Victoria core, the Sooke village core offers some of the better value on southern Vancouver Island.
The village core has seen steady new-home construction, and several of the listings are new builds completed in 2022 to 2024 on streets such as Church Road and Porcini Grove. A new home brings contemporary finishes, modern energy efficiency and, often, warranty coverage; confirm whether GST applies. Older homes from the 1950s to 1990s offer larger lots and lower prices, and reward a careful inspection.
Many Sooke houses include a suite or the space to add one, which helps with financing and is worth confirming for legality and permits. Lot sizes vary widely in and around the core, and some homes enjoy ocean or harbour glimpses. If a view or waterfront proximity is part of the appeal, confirm exactly what is protected and what could change, and factor exposure and drainage into any coastal lot.
Village core houses skew family-sized, with three to five bedrooms common and living area often above 1,800 square feet in the newer homes. Layouts range from older ramblers and split-levels to modern two-storey homes with primary suites up and flexible lower levels. Think about how the layout suits your household and whether any lower level is finished, permitted and suitable for a suite.
Across the detached listings the average worked out around $455 per square foot, well below the Victoria core and reflecting Sooke's value. Price per square foot is only a guide here, since a new build, a suite, a bigger lot and any ocean outlook can all justify paying above the raw number.
The typical buyer is a family wanting a detached home and yard within walking distance of town at a reachable price, a buyer leaving the city for a coastal small-town lifestyle, or a remote worker who no longer needs a daily Victoria commute. Some want a turnkey new build; others will take an older home on a larger lot. All are choosing the core for its walkability and value.
