Track manufactured and mobile homes in the Cowichan Valley, from parks around Duncan, Cobble Hill, Mill Bay and Shawnigan Lake to homes on their own lots in Lake Cowichan and Honeymoon Bay, including asking-price ranges, price per square foot, days on market and active inventory for homes listed through the Vancouver Island Real Estate Board. The statistics come from current MLS® data and update as manufactured homes are listed, sold or repriced.
Cowichan Valley manufactured home market caution: This table mixes park homes on rented pads with manufactured homes sold on their own lots and on acreage. A single acreage in Westholme or Cobble Hill can list at several times the price of a Duncan park home and pull the average far above what a typical park home costs. Separate the owned-land listings from park listings, and add pad rent to the cost of any park home.

How to Read the Numbers
Understanding Cowichan Valley Manufactured Home Data
Manufactured home prices in the valley depend first on whether land is included, then on the age of the home.
01
Park, Lot or Acreage
Park homes near Duncan and in South Cowichan make up most listings and sit at the low end. Homes on owned lots in Lake Cowichan and Honeymoon Bay list higher, and manufactured homes on rural acreage list highest of all because the land carries the price.
02
Age of the Home
Many park homes date from the 1970s and 1980s, while 55+ parks on the east side of Duncan and owned lots in Lake Cowichan hold more homes from the 1990s and 2000s. Year built, updates and the CSA label affect value, financing and insurance as much as size does.
03
Monthly Costs Differ
Two park homes at the same asking price can carry very different monthly costs once pad rent is added, while an owned-lot home carries property tax on the land instead. Compare total monthly cost alongside the price per square foot shown here.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
