Condos & Townhomes With a Swimming Pool on the MLS®

Condos with a pool are less common in Greater Victoria than in many Canadian cities, and they tend to be concentrated in particular buildings. In late October 2026 about 86 condos and strata townhomes for sale were in a building or complex with a pool: roughly 35 in the City of Victoria, 16 in Langford, and the rest across Saanich, Central Saanich, Sidney and View Royal. Asking prices ran from under $150,000 for an older leasehold suite to over $3 million.

This page gathers them in one search, with fractional and timeshare interests left out. The live map and statistics above, and the condos with a pool market report, show what is available now.

Map of Greater Victoria

James Bay and the Songhees have some of the best-known pool buildings, many with water views.

02

Older concrete buildings in Fernwood, Saanich and Cook Street offer pools at lower prices.

03

Resort Living

One Bear Mountain in Langford has a 15th-floor pool with golf and mountain views.

04

Strata Costs

A pool adds to the strata budget, so the fees and reserve plans matter.

Where the Pool Buildings Are

Pools are clustered in a handful of areas. In James Bay, the Shoal Point towers at 21 Dallas Road and older buildings on Belleville Street, Toronto Street, Michigan Street and Douglas Street near the Inner Harbour and Beacon Hill Park make up one of the largest groups, ranging from modest older suites to waterfront penthouses. Across the harbour, the Songhees in Vic West has pool buildings on Songhees Road from 2007 and newer towers on Saghalie Road completed around 2018 and 2019. Downtown has a few, including buildings on Courtney Street and View Street.

East of downtown, several 1970s concrete buildings on Cook Street near Mayfair and Hillside, and on Pandora Avenue and Stadacona Avenue in Fernwood, have pools and some of the lowest prices of any pool building in the city.

In Saanich, pool buildings include 1970s buildings on McKenzie Avenue, 1980s buildings on Gorge Road West, a 1990s waterfront-area building on Cordova Bay Road, a townhome complex on Arbutus Road near Ten Mile Point, townhomes in Broadmead and older complexes in Tillicum and Glanford. On the Saanich Peninsula, the large complex at 2600 Ferguson Road in Central Saanich and townhome and condo complexes in Sidney have pools, and in View Royal there are complexes along the Island Highway and Admirals Road.

In Langford, One Bear Mountain, the 18-storey tower completed in 2024 at 2000 Hannington Road, has a 15th-floor pool and accounts for many of the listings, with more pool buildings near Mill Hill on Veterans Memorial Parkway and on Jacklin Road in Walfred. Read more about the tower on the One Bear Mountain page.

What a Pool Building Costs to Run

A pool is one of the more expensive amenities a strata corporation can have. Heating, filtration, cleaning, chemicals, insurance and regular inspections all come out of the operating budget, and the pool, its equipment and the room around it will eventually need major work. That shows up in two places: the monthly strata fee and the contingency reserve fund. Before you buy, ask for the budget, the depreciation report and recent minutes, and look for the pool in each one.

Questions to ask about the pool

Is it indoor or outdoor, and when is it open? When were the pool, boiler and filtration equipment last replaced? Has the pool been closed for repairs, and is any work planned? Is there a special levy coming? And how do the strata fees compare with similar buildings without a pool?

Older Buildings, Lower Prices

Many of the most affordable pool buildings are concrete towers and low-rises from the 1960s and 1970s. They often have larger suites than new buildings and well-kept amenities, but their age means more maintenance: plumbing, windows, elevators and building envelopes all come up for renewal. A few older James Bay buildings are leasehold rather than freehold, which explains some unusually low asking prices, so check the title and the remaining term carefully.

Pool Townhomes

About fifteen of the listings are strata townhomes rather than apartment-style condos, in complexes in Sidney, Broadmead, Ten Mile Point, View Royal, Central Saanich, Tillicum and James Bay. A complex pool, often outdoors and open in summer, is a big draw for families and for downsizers who want ground-level living with resort-style amenities.

Rentals, Pets & Age Restrictions

Since November 24, 2022, BC strata corporations cannot ban or limit long-term rentals, so a condo with a pool can be rented to a long-term tenant. Short-term rentals are a different matter: provincial rules limit them to a host's principal residence in most of Greater Victoria, and many stratas ban them anyway. Pet rules vary by building, and some complexes are age-restricted, so read the bylaws before you fall in love with the pool.

Exercise, Health & Lifestyle

For many buyers, a pool in the building is about health: daily laps, aquafit with neighbours or low-impact exercise for sore joints, without driving to a recreation centre. For others it is about family time on summer weekends. Think about how often you would really use it, and whether the hours, rules and condition fit your routine.

Questions Buyers Ask

How many condos in Greater Victoria have a pool?

In late October 2026 about 86 condos and strata townhomes for sale across Greater Victoria were in buildings or complexes with a swimming pool. Most were in the City of Victoria, Saanich and Langford.

Do condos with a pool have higher strata fees?

Usually. Heating, cleaning, chemicals, insurance and eventual replacement of a pool all come out of the strata budget, so compare fees with similar buildings and look for the pool in the depreciation report.

Are the pools indoor or outdoor?

Both. Many older towers and resort-style buildings have indoor pools that run year round, while some townhome complexes have outdoor pools that open only in summer. Ask about the season and hours.

Can I rent out a condo with a pool?

Long-term rentals cannot be banned by a BC strata corporation, so you can rent to a long-term tenant. Short-term rentals are limited by provincial rules and strata bylaws, so check both first.
