Track current view home market conditions across Vancouver Island north of the Malahat, including asking-price ranges, price per square foot, days on market and active inventory for homes with ocean, mountain, lake, valley, river and city views listed through the Vancouver Island Real Estate Board. The figures below are generated from current MLS® data and update as homes are listed, sold or repriced.
Island view home market caution: A view is declared by the listing agent, so this category runs from a glimpse of the Strait between rooftops to a panoramic ocean-and-mountain outlook from a hillside estate in Nanoose Bay or Comox. The average price is pulled up by waterfront and acreage homes that also carry a view, and down by condos and townhomes with a city or mountain outlook. Weight the figures by the kind of view and the kind of home.

How to Read the Numbers
Understanding Vancouver Island View Home Market Data
Views add value in proportion to their quality and protection, and neither shows up in a price-per-square-foot figure.
01
Which View, and How Much of It
Ocean views over the Strait of Georgia toward the Coast Mountains are the Island's premium outlook, followed by lake and mountain views; valley and city views usually add less. Partial, filtered and distant views carry far less value than a wide, unobstructed one.
02
Hillside Neighbourhoods
View inventory clusters on the slopes above Nanaimo's Departure Bay and Hammond Bay, in Nanoose Bay and Fairwinds, on the ridges of Ladysmith and Chemainus, along the Comox Peninsula and above the Campbell River waterfront, where elevation and orientation decide the outlook.
03
Protection and Upkeep
A view is only as good as its protection. Check zoning and building heights on the lots in front, tree covenants and the practicality of topping or removing trees, and remember that sloping view lots often mean stairs, retaining walls and more exposure to wind and weather.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
