New houses are a small group, so these statistics cover all Saanich new construction: townhomes, houses and condos.
Search new houses in Saanich built in 2025 or later, from side-by-side pairs on former house lots to new family homes and custom estate homes near the water.
New houses are the smallest and most expensive part of Saanich's new-build market. This page shows every current listing in the District of Saanich recorded as a house and built in 2025 or later, including homes still under construction, about fourteen in late October 2026.
Because Saanich has almost no vacant land, nearly every new house replaces an older one. Some are a single new home on the original lot. Others are two new homes where one stood, sold as strata units with a letter or unit number in the address. A few are large custom homes on waterfront and view lots.

Two new homes where one older house stood, each with its own entry and yard, sold as strata units.
Four-bedroom houses of 2,000 to 3,700 square feet in established neighbourhoods close to schools.
New luxury homes at Ten Mile Point and in Gordon Head, on large lots with ocean views.
Current energy and construction standards, plus BC's 2-5-10 new home warranty.
In late October 2026 new Saanich houses were listed from about $1.5 million to about $7.2 million. A handful of very large homes pull the average up to around $2.5 million, so the middle price, about $1.86 million, is a better guide to a typical new house. Most had four bedrooms and four bathrooms.
| Asking price (late Oct 2026) | What you typically get | Where they are |
|---|---|---|
| About $1.5 to $1.9 million | Strata pairs and new family houses of about 1,900 to 2,600 square feet | Arbutus, Cordova Bay, Tillicum, Marigold, Portage Inlet, Cadboro Bay |
| About $1.8 to $2.3 million | Larger houses of 2,500 to 3,700 square feet, some with room for extended family | West Saanich, Cadboro Bay, Cedar Hill |
| Over $3.5 million | Custom estate homes of more than 4,000 square feet | Ten Mile Point, Gordon Head |
A growing share of new Saanich houses are built in pairs. A builder replaces one older house with two new detached or side-by-side homes and registers them as a small strata, so each owner holds a strata lot rather than a separate titled lot. In late October 2026 pairs like this were for sale in Arbutus, Cadboro Bay and Cordova Bay.
They live like houses, with their own front doors, yards and often garages, and they usually cost several hundred thousand dollars less than a new house on its own lot in the same area. Because they are stratas, read the bylaws and the strata plan to see which parts of the yard, driveway and building each owner is responsible for, how insurance works, and how decisions are made between two owners.
A letter or unit number in a new house's address usually means it is a strata lot. Ask for the strata plan and bylaws, and check whether there is a strata fee, a contingency reserve and shared building insurance.
New houses in Saanich are scattered rather than clustered. In late October 2026 they were in Arbutus, Cadboro Bay, Cordova Bay, Cedar Hill, Gordon Head and Ten Mile Point on the east side, and in Tillicum, Marigold, Portage Inlet and West Saanich on the west side. Prices follow the familiar Saanich pattern: highest near the water on the east side, lower in the west.
For the neighbourhoods themselves, see Cordova Bay, Gordon Head and Saanich luxury homes.
New houses carry 5% GST, which is a large sum at these prices: about $93,000 on a $1.86 million home. Ask each builder whether the list price includes GST. The federal first-time home buyers' GST rebate phases out completely at $1.5 million, so it does little for most new houses in Saanich.
BC's newly built home exemption from property transfer tax applies only up to $1.15 million, so it rarely helps here either. On a $1.86 million purchase, provincial property transfer tax is about $35,200. Budget for both taxes from the start.
A new house from a licensed builder carries the 2-5-10 home warranty: two years on materials and labour, five on the building envelope and ten on the structure. Confirm the warranty provider and enrolment, ask for the occupancy permit, and if the home is still being built, ask what happens if completion is late.
In late October 2026 new Saanich houses were listed from about $1.5 million to about $7.2 million. The middle price was about $1.86 million, for a typical four-bedroom, four-bathroom home.
They are strata lots. Builders often replace one older house with two new homes and register them as a small strata corporation, so each owner holds a strata lot with its own bylaws, insurance and responsibilities.
Yes, 5% GST applies to new houses. The first-time home buyers' GST rebate ends at $1.5 million, and BC's newly built home exemption from property transfer tax ends at $1.15 million, so most new Saanich houses do not qualify for either.
