The Saanich Peninsula is one of Greater Victoria’s strongest areas for acreage and land-oriented real estate because it combines rural character, farmland, coastline, marinas, country roads, established communities, and practical access to Victoria, the airport, BC Ferries, Sidney, Brentwood Bay, Saanichton, and the Pat Bay Highway.
Acreage and land properties on the Peninsula are highly location-specific. A North Saanich estate acreage, a Central Saanich farm, a Brentwood Bay rural property, an Island View parcel, a Deep Cove acreage, and a Sidney-area development site may all fall within the broader Saanich Peninsula market, but they have very different value drivers.

North Saanich is one of the strongest acreage and estate-property markets on the Saanich Peninsula. Areas such as Deep Cove, Ardmore, Dean Park, Swartz Bay, and the rural pockets around North Saanich can appeal to buyers looking for privacy, larger lots, water views, waterfront access, marinas, wooded settings, gardens, and a quieter residential environment.
North Saanich acreages can vary widely by lot size, zoning, water views, slope, driveway access, septic systems, wells, tree coverage, outbuildings, privacy, and proximity to Sidney, marinas, the airport, and BC Ferries. Buyers should be careful not to compare these properties only by house size because the land component can drive much of the value.
Central Saanich has some of the Saanich Peninsula’s strongest agricultural roots. Rural areas around Oldfield, Martindale, Island View, Mt. Newton, Keating, Tanner Ridge, and surrounding farmland may appeal to buyers looking for acreages, farms, hobby farms, larger residential parcels, rural homes, and land with agricultural or long-term holding value.
Central Saanich acreage buyers may be looking for more than a house. Soil quality, ALR status, drainage, road access, outbuildings, farm tax considerations, zoning, wells, septic systems, permitted uses, and land usability can all be central to the decision.
Sidney is less of an acreage market and more of a town-centre, seaside, and infill real estate market. Land opportunities in Sidney may include building lots, redevelopment parcels, older homes on valuable land, smaller infill sites, or properties close to the waterfront, Beacon Avenue, marinas, and local services.
Buyers considering land in Sidney should think differently than buyers looking at North Saanich or Central Saanich acreages. The value may be driven more by zoning, redevelopment potential, walkability, services, frontage, lot dimensions, and proximity to the town centre or waterfront than by rural land characteristics.
Farms and agricultural land are a major part of the Peninsula’s identity. Central Saanich in particular includes farmland, vegetable fields, orchards, nurseries, vineyards, rural roads, and agricultural holdings that help distinguish the area from more suburban parts of Greater Victoria.
Buyers looking at farm properties should review zoning, ALR status, permitted uses, soil, drainage, water supply, irrigation, wells, farm tax status, outbuildings, fencing, access, environmental issues, and the practical realities of operating or maintaining agricultural land. A farm property is not just a larger residential lot.
Some Saanich Peninsula buyers want a full farm, while others want a hobby-farm or rural-lifestyle property. These buyers may be looking for vegetable gardens, fruit trees, chickens, horses, workshops, greenhouses, storage, privacy, or simply a more spacious setting.
Hobby-farm and rural-lifestyle properties can work very well on the Peninsula, but buyers should be realistic about maintenance, fencing, drainage, pests, soil, water, equipment storage, outbuildings, access, and the amount of time required to maintain land properly.
The Saanich Peninsula also offers select waterfront acreages and view acreages, especially in parts of North Saanich and rural Central Saanich. These properties may combine land, privacy, coastal scenery, ocean views, inlet views, marina access, or waterfront exposure.
Waterfront and view acreages should be compared carefully by shoreline condition, view quality, exposure, slope, privacy, access, services, driveway, septic, wells, zoning, tree coverage, usable land, and long-term maintenance. A large parcel is not automatically more valuable if the land is steep, heavily treed, difficult to access, or limited in practical use.
Lots and building sites on the Saanich Peninsula may appeal to buyers who want to build a custom home, hold land for the future, or secure a rare parcel in Sidney, North Saanich, or Central Saanich. Buildable lots can be limited, and the details matter.
Buyers should review zoning, setbacks, servicing, sewer or septic, wells or municipal water, driveway access, slope, rock, drainage, trees, environmental constraints, covenants, easements, design guidelines, and permit requirements. The fact that a property is listed as land does not automatically mean it is easy or inexpensive to build on.
