Burnside Real Estate for Sale

Burnside offers central, relatively affordable homes in a neighbourhood that is changing quickly. In early October 2026 the 37 active listings split into about 17 condos, 9 townhomes and 6 detached houses, with some commercial and multi-family alongside. Prices ran from the mid $200,000s for a one-bedroom condo to around $1.1 million for a larger house or new townhome, so there is choice at most price points close to the city.

That mix, in a neighbourhood a short trip from downtown, Mayfair and the Gorge waterway, makes Burnside one of the more practical central choices in Victoria for buyers who want value and location.

Burnside Condos

Condos are the heart of the Burnside market, with about 17 for sale in early October from the mid $200,000s to around $649,000, mostly one- and two-bedroom homes in buildings along Gorge Road East, Washington Avenue, Manchester Road, Speed Avenue and Dunedin Street. They range from 1970s towers to brand-new buildings. The Burnside condos for sale page looks at them in detail.

Burnside Townhomes

Townhomes are a fast-growing segment, with about 9 for sale in early October from roughly $649,000 to $1.05 million, most of them new projects completing now on Washington Avenue, Manchester Road and Speed Avenue, with a few established complexes. Mostly two- to four-bedroom homes, they are a big part of the new construction reshaping the area. Because there are fewer than a dozen at a time, they are covered within the broader Burnside search rather than a separate page.

Burnside Houses

Detached houses are the smallest segment, with about 6 for sale in early October from roughly $799,000 to $1.1 million. Many are mid-century and older character homes on streets such as Albany, Balfour, Harriet, Irma and Burnside Road East, some on larger lots with redevelopment potential as the area densifies. Because there are relatively few, the detached listings are covered within the broader Burnside search rather than a separate page.

A Central Neighbourhood on the Rise

Burnside, with the adjoining Gorge, forms the Burnside-Gorge community northwest of downtown Victoria. Long a working, mixed neighbourhood, it has seen steady new townhome and condo construction in recent years, especially along Washington Avenue and Manchester Road, bringing new homes into a central area at prices below the city's pricier east-side neighbourhoods. For buyers who want to be close to downtown without paying a premium, Burnside is one of the city's more interesting options.

The Gorge, Parks & the Galloping Goose

For a central neighbourhood, Burnside has real access to the outdoors. The Gorge waterway and its parks are close, Cecelia Ravine Park runs through the area, and the Galloping Goose Regional Trail passes nearby, linking cyclists and walkers to downtown and the Westshore. The Selkirk Waterfront, with its boardwalk and paddling, is a short distance along the Gorge.

Shopping, Transit & Getting Around

Daily life in Burnside is built around its central position. Mayfair and Uptown shopping centres are a short drive or bus ride away, downtown Victoria is about ten minutes by car or a direct bus, and the Galloping Goose makes cycling downtown easy. Burnside Road and Douglas Street are major transit corridors, so getting around without a car is practical.

Schools & Families

Burnside is served by the Greater Victoria School District (SD61), with elementary and middle schools in and around the neighbourhood and secondary catchments nearby. Confirm the current catchment for any specific address with the district, since boundaries change. The central location, new homes and parks make the area a practical choice for first-time buyers and young families.

Who Buys in Burnside

Burnside draws first-time buyers and investors into the condos, families and move-up buyers into the new townhomes, and buyers who want a central, affordable base close to downtown. Its steady run of new construction and its position near the Gorge keep the neighbourhood active and changing.
