Search condos and apartments for sale in north-east Sidney: one- and two-bedroom homes along Fifth Street, Beacon Avenue and Resthaven Drive, a short walk from downtown, the Pier and the waterfront.

Established buildings alongside newer ones, so buyers can compare value.
Close to Tsehum Harbour, the marinas and the shoreline parks.
The 13 condos for sale in early October ranged from a compact one-bedroom around $325,000 to a large two-bedroom-plus home just over $1 million, with most between about $450,000 and $685,000. They are found in buildings along Fifth Street, Beacon Avenue, James White Boulevard, Resthaven Drive and Brethour Avenue, a mix of older low-rises from the 1970s to 1990s and newer buildings completed in the past decade or two.
For downsizers, retirees, first-time buyers and investors who want a low-maintenance home within walking distance of a seaside downtown, north-east Sidney condos are among the most liveable options on the Peninsula.
North-east Sidney condos span several decades. Older low-rises often offer larger floor plans and lower prices, while newer buildings bring contemporary finishes, better energy efficiency and, sometimes, warranty coverage. A newer home usually means fewer deferred-maintenance questions; an older one can mean more space for the money. Confirm whether GST applies on anything recently completed, and ask about parking, storage and amenities.
Whatever the age of the building, the strata documents decide a lot. Read the bylaws on pets, rentals and age restrictions, review the budget and depreciation report, and understand the monthly fee and what it covers. Many Sidney buildings have age-restricted or rental-restricted bylaws, so confirm the rules fit your plans before you commit.
Most north-east Sidney condos are one- and two-bedroom homes, with a few larger units in the newer buildings. One-bedroom homes are the entry point; two-bedroom homes suit downsizers and couples who want a spare room. Look at the floor, the outlook, the parking and the building's rules, since in a town this walkable the location and the building often matter more than square footage.
Across the condo listings the average worked out around $575 per square foot, with the newer buildings commanding more. Price per square foot is a useful way to compare one condo with another, though a newer building, a quiet outlook and good parking can justify paying above the raw number.
The typical buyer is a downsizer or retiree who wants a low-maintenance home within walking distance of the shops and the sea, a first-time purchaser drawn by the relative affordability, or an investor. Sidney's walkability and mild climate make its condos a steady favourite, especially for buyers leaving a larger home behind.
North-east Sidney offers walkable, near-water condos within the wider Sidney market. See all north-east Sidney properties for houses and townhomes in the area, and compare with the full Sidney market across the town.
