Greater Victoria 3 to 5 Acre Property Market Report

Track current asking-price patterns, active inventory, price per square foot and market time for Greater Victoria homes and rural properties on three to five acres represented in the same active search used by the dedicated 3-to-5-acre property page.

3-to-5-acre market caution: parcel size alone does not establish comparable value. Usable land, topography, privacy, zoning, ALR status, water, septic systems, outbuildings, road access, views and waterfront influence can materially affect both value and marketability. These figures describe active listings rather than completed-sale statistics.

Report Scope

Active Greater Victoria 3 to 5 Acre Inventory

This report tracks the same active listing population as the Greater Victoria 3-to-5-acre property search. Keeping the report and search population aligned is essential so the live map statistics, charts and native listing data are all describing the same market segment.

What belongs in this report: active properties meeting the same three-to-five-acre criteria as the matching acreage search page. Broader acreage listings and large-lot homes outside that range are not included.
Inventory & Pricing Analysis

3 to 5 Acre Price, Inventory & Market-Time Charts

These charts summarize the active three-to-five-acre inventory contained in the market-report table below. They show current asking-price distribution, market exposure and price-per-square-foot patterns rather than completed-sale statistics.

Inventory by Asking-Price Range

Current three-to-five-acre listings grouped by asking price.

Days on Market Distribution

Current three-to-five-acre listings grouped by market time.

Price per Square Foot

Distribution of active listings with usable living-area data.

Asking Price and Market Time

Each point compares one current asking price with days on market.

Charts represent current active listings only. This segment can include rural family homes, equestrian properties, hobby farms, wooded acreages, waterfront holdings and private estates. Changes in the mix of active inventory can therefore move averages materially. Price-per-square-foot analysis uses only records with usable living-area data.

How to Read the Numbers

What Drives Value in the 3 to 5 Acre Market

Three-to-five-acre properties occupy a more substantial rural category than smaller acreages. Their value reflects both the residence and the amount, quality and utility of the land.

01

Usable Acreage

Level, sunny and accessible land may provide more practical value than a larger parcel containing steep slopes, bedrock, wetlands or dense forest. Buyers should compare the portion of the site that can actually support pasture, gardens, buildings or recreation.

02

Water & Septic

Larger acreage uses can increase demand on wells, irrigation and onsite sewage systems. Water quality, practical capacity, treatment equipment and septic layout should be evaluated in relation to the intended use.

03

Zoning, ALR & Uses

Buyers considering horses, farming, accessory buildings, multiple dwellings, subdivision or business use should confirm municipal zoning and, where applicable, Agricultural Land Reserve requirements.

04

Improvements & Location

Barns, workshops, equestrian infrastructure, guest accommodation, fencing, road access, privacy, views and proximity to Victoria can all materially influence buyer demand and resale value.

Market Interpretation

Why 3 to 5 Acre Averages Can Change Substantially

The three-to-five-acre market includes a broad range of properties. A working hobby farm in Central Saanich, a private North Saanich estate, a wooded Highlands property and an equestrian acreage in Metchosin can all occupy the same acreage band while competing at very different price levels.

Average asking price should therefore be interpreted alongside the mix of listings. The addition or removal of a small number of waterfront, estate-quality or highly improved properties can materially change the average even when broader market conditions remain relatively stable.

Days on market can also reflect specialization. Properties with excellent usable land, practical servicing, good access and strong proximity to Victoria may appeal to a broad pool of buyers, while highly specialized farms, equestrian holdings or luxury estates may require more time to match with the right buyer.

Regional Market Differences

Where 3 to 5 Acre Properties Are Found

The three-to-five-acre market varies across Greater Victoria because land character, servicing, zoning, commute times and surrounding rural uses differ significantly between municipalities.

Central Saanich

This is one of the strongest rural and agricultural markets in the region, with hobby farms, equestrian properties, open land and rural homes. ALR status, soil, drainage and water can be major value factors.

North Saanich

Three-to-five-acre holdings can include private estates, horse properties, wooded acreage and premium homes close to Sidney, the airport, Swartz Bay and the waterfront.

Rural Saanich & Highlands

These areas offer rural living closer to Victoria, but site conditions vary. Forest, rock, driveways, wells, septic systems and the amount of usable land should be assessed carefully.

Metchosin & Sooke

Buyers can find equestrian properties, wooded estates, larger rural homes and significant privacy. Distance from the urban core and ongoing land maintenance become increasingly important considerations.
