About this area: Quadra Village is not an MLS® neighbourhood, so this page maps listings within about 800 metres, a 10-minute walk, of the village on Quadra Street between Kings Road and Hillside Avenue. The area takes in parts of Hillside, Central Park and Oaklands.
Search condos, character houses and new townhomes within a 10-minute walk of Quadra Village, the shopping street on Quadra between Kings Road and Hillside Avenue, close to Summit Park, Topaz Park and downtown Victoria.
Quadra Village real estate is one of the more affordable ways to live within walking distance of shops, parks and downtown Victoria. The village runs along Quadra Street between Kings Road and Hillside Avenue, and the streets around it mix condo buildings from the 1970s to the 1990s, brand-new suites, Edwardian character houses and new infill townhomes. The live map and statistics above show what is for sale now and at what prices.
Quadra Village is not an MLS® neighbourhood of its own, so this page draws its own boundary and takes in every listing within about a 10-minute walk of the village. The Quadra Village market report tracks prices and recent sales for the same area.
Victoria's plan names Quadra Village a Large Urban Village, to grow with housing, shops and new public space.
Garry oak woodland the City counts as a regionally significant sensitive ecosystem.
A citywide recreation park with one of the City's leash-optional areas for dogs.
Route 6 runs Quadra Street and route 4 runs Hillside Avenue toward UVic.
Condos lead the market around the village. Most are in low-rise buildings from the late 1970s to the mid-1990s on Pembroke Street, Wark Street, Graham Street, Bay Street and Quadra Street itself, and a newer group of suites has gone up along Hillside Avenue in the last few years. Around them are detached houses, many of them Edwardian and 1920s character homes on streets such as Prior Street, Blackwood Street and Queens Avenue, plus newer infill houses and small townhome projects on Princess Avenue and Pembroke Street.
That range, from an older one-bedroom condo to a renovated character house with suites, means most budgets can find something within a few minutes' walk of the village. The Quadra Village condos for sale page covers the condo side in detail, and the pet-friendly condos and townhomes page lists the strata homes that allow cats and dogs.
The City of Victoria's Official Community Plan names Quadra Village a Large Urban Village, the larger of the two village types in the City's plans, and the Hillside-Quadra Neighbourhood Plan, approved by Council on July 14, 2022, guides how it grows. The shops and services sit along Quadra Street between Kings Road and Hillside Avenue.
Because the MLS® has no boundary for the village, this page shows listings within about 800 metres, roughly a 10-minute walk, of the middle of the village. On the MLS® those homes are filed under Hillside, Central Park and Oaklands, with a few listed under neighbouring areas, so this page is the simplest way to see everything walkable to Quadra Village in one search.
Two different places share the name. Quadra Village is in the City of Victoria, at Quadra Street and Hillside Avenue. The Quadra neighbourhood in Saanich lies further north along Quadra Street, between the Victoria border and McKenzie Avenue. For that area, see Quadra real estate in Saanich.
The City's direction for the village is to make it a complete Large Urban Village, with housing, local shops and services, cultural spaces and new public spaces, and to build arts, culture and a wider mix of businesses and homes. The plan also calls for a connected network of public and green spaces around the village, linked to the parks to the north.
| Topic | What the City's plans call for |
|---|---|
| The village | A complete Large Urban Village with housing, shops, services, cultural spaces and new public spaces |
| Housing near the village | A diverse range of multi-unit housing near Quadra Village and Tolmie Village |
| Most residential streets | Ground-oriented, traditional residential character, complemented by compatible multi-unit forms |
| Former Blanshard School site | Re-envisioned with mixed-income housing, public open space and updated community amenities |
| Streets and transit | Hillside Avenue as a frequent transit corridor; Hillside, Bay, Cook, Blanshard and Finlayson as multi-modal corridors |
The heights and densities allowed on each block are set out in the 2022 neighbourhood plan and in zoning, and the provincial small-scale multi-unit housing legislation passed in 2023 also applies to many residential lots. Check the current rules for any address with the City before counting on a suite, a garden suite or extra units.
Two parks shape life north of the village. Summit Park protects Garry oak woodland that the City identifies as a regionally significant sensitive ecosystem, and the City's plan is to protect and renew those woodlands and improve public access to them. Topaz Park, a few blocks northwest, is home to a citywide recreation facility with sports fields and is one of the City's leash-optional parks, so it is a daily stop for many dog owners in the area.
The Quadra Village Community Centre, at 901 Kings Road, has run programs and services for the neighbourhood since 1974 and also acts as the neighbourhood association for Hillside-Quadra. The City's plan also calls for exploring expanded community facilities at the S.J. Willis site, a sign that the area's community space is expected to grow along with its housing.
The streets around the village filled in during Victoria's early twentieth-century building boom, which is why Edwardian and 1920s houses still line many of them. A streetcar line once ran out along Hillside Avenue, and the Victoria and Sidney Railway, nicknamed the Cordwood Limited, began running in 1894 from Topaz Avenue. Later decades added the low-rise apartment buildings that give the village its strong supply of condos.
Downtown Victoria is about 1.5 kilometres south, an easy walk or a short ride. BC Transit's route 6 runs along Quadra Street between downtown and Royal Oak Exchange, route 4 follows Hillside Avenue between downtown and the University of Victoria, and route 24 runs along Cook Street nearby. Mayfair Shopping Centre is a short trip north and Hillside Shopping Centre, open since 1962, is a few minutes east.
The area is served by the Greater Victoria School District (SD61). George Jay Elementary is within walking distance of the village, and Victoria High School, built in 1911 to 1914 and the oldest public high school west of Winnipeg and north of San Francisco, is in neighbouring Fernwood. Catchments change, so confirm the schools for any address with the district.
First-time buyers come for condos priced below many downtown and Fairfield buildings, with downtown still within walking distance. Investors like the rental demand from students and downtown workers, though in Victoria a short-term rental has to be in the host's principal residence under the province's rules, and strata bylaws can no longer ban long-term rentals. Families and multi-generation households look at the character houses, some with suites, and downsizers look at the newer suites on Hillside Avenue.
For the general steps of buying a home here, see the buyer's guide.
For the city as a whole, see Victoria real estate and Victoria condos for sale. Nearby neighbourhood pages include Oaklands to the east and Fernwood to the southeast. Two other village pages cover similar walkable shopping streets: Cook Street Village in Fairfield and Oak Bay Village on Oak Bay Avenue.
