Bear Mountain is a master-planned resort community built on and around Skirt Mountain in north Langford, with a small part extending into the District of Highlands. It was laid out around two Nicklaus Design golf courses, the Mountain Course and the Valley Course, and a resort village with a Westin hotel, a clubhouse and a large indoor and outdoor clay-court tennis centre. The resort has also served as a training centre for Golf Canada’s national development team and for Canada’s national mountain bike team.

Housing has been added in phases since the mid-2000s, so the community reads as a series of pockets rather than a single subdivision: the original resort-village buildings near the hotel and clubhouse, golf-course and ridge-top streets of executive houses, townhome enclaves, and newer condo buildings and house lots that are still being completed.

The Bear Mountain Property Market

In early October 2026 there were about 175 Bear Mountain listings, with an average asking price of roughly $1.1 million. That average hides a very wide range. Condos made up about four in ten listings and detached houses more than a third, with townhomes and building lots making up the rest, and asking prices ran from resort interests listed under $100,000 to estate homes above $5 million.

Because the mix is so varied, a neighbourhood-wide average says little about any single property. Compare within a property type, and use the Bear Mountain market report for current price ranges, days on market and recent sales.

Detached Houses at Bear Mountain

About 60 detached houses were listed, from roughly $900,000 to more than $5.5 million. They averaged about $1.8 million and close to 3,600 square feet. Many are built on sloping lots with a walk-out lower level, and outlook, golf-course position and the amount of usable yard can separate two otherwise similar homes by a wide margin. Bear Mountain Condos

Condos are the largest group, at a little over 70 listings and an average asking price of about $640,000. They range from compact suites in the resort-village buildings of the mid-2000s to larger homes in buildings finished since 2024. A few listings priced under $100,000 are typically fractional or shared-ownership interests rather than whole condos, so confirm exactly what is being sold. Townhomes

Roughly 20 townhomes were listed between about $670,000 and $1.6 million, averaging just over $1 million and about 2,400 square feet. Bear Mountain townhomes suit buyers who want the room of a house, usually three or four bedrooms and a garage, with less exterior upkeep.

View Homes

About three in four Bear Mountain listings report a view. Depending on elevation and direction, the outlook may take in the surrounding hills, the golf courses, the city and, from some of the higher streets, the ocean and the Olympic Mountains. Building Lots and Land

Just under 20 building lots were listed, from about $375,000 to $950,000. Before comparing prices on the Bear Mountain lots and land page, look at slope, rock, servicing, design guidelines registered on title and any time limit to build.

Homes with Suites and Pet Friendly Strata

About two dozen houses reported an existing suite or other additional accommodation, averaging five bedrooms and roughly $1.7 million. The suite field is entered by the listing agent, so confirm whether a suite is authorized before relying on it. See Bear Mountain homes with suites.

Resort Amenities and the Receivership

The golf courses, tennis centre and other resort facilities are privately owned and operated. Access is by membership or fee and does not come with a home unless a listing specifically says so.

In September 2024 the resort developer’s assets, including the two golf courses, the tennis facility and the remaining development lands, were placed in a court-supervised receivership, and in July 2025 the B.C. Supreme Court approved a process to sell them. The Westin hotel is separately owned and was not part of that process. Ask about the current status of the sale and what it could mean for amenities, future construction and the outlook from any property you are considering.

Living at Bear Mountain

Bear Mountain sits above the rest of Langford and is reached by Bear Mountain Parkway. Most shopping, schools and services are a short drive down the hill, so nearly every errand starts with a car. In exchange, residents get elevation, outlook, golf and tennis close to home, and walking and mountain-biking trails on the surrounding slopes.
