Vic West is a compact but unusually mixed urban market. The charts are most useful as a current inventory snapshot; the next step is identifying which property types and micro-locations are driving the numbers.

Condo Inventory Can Dominate the Snapshot

Songhees, Dockside Green and Bayview contain a substantial share of Vic West strata inventory. A cluster of condominium listings can materially influence neighbourhood-wide averages, price-per-square-foot figures and days on market even when conditions for detached houses have changed very little.

Older Housing and Newer Development Are Different Markets

Established streets contain older detached and character homes, while major waterfront and mixed-use developments contain much newer strata housing. Age, construction type, renovation quality, strata condition, parking, outdoor space and redevelopment context can create very different pricing behaviour within the same neighbourhood.

Waterfront, Harbour Views and Micro-Location Matter

Proximity to Victoria Harbour, the Gorge Waterway, downtown, the Johnson Street Bridge, waterfront walkways and local parks can materially affect value. Floor height, orientation, permanence of views, traffic exposure and immediate development context are especially important when comparing Vic West properties.
