Cowichan land is priced on what it can grow, what the rules allow on it and how far it is from Duncan.
Open, level land in Glenora, Cowichan Station, Westholme and around Cowichan Bay is priced for pasture, hay and vines, while treed parcels around Cowichan Lake and on the slopes of the valley sell mainly as rural home sites. The price per acre for the two can differ widely even at similar sizes.
North Cowichan, the Cowichan Valley Regional District, the Town of Lake Cowichan and, on Thetis Island, the Islands Trust each set their own rules on dwellings, suites and subdivision, and Agricultural Land Reserve status adds another layer. Two neighbouring acreages can allow quite different uses.
Acreage inside North Cowichan, Duncan or the Town of Lake Cowichan falls under the speculation and vacancy tax, while land in the electoral areas does not. Buyers planning a second home or a long build often weigh that difference in what they will pay.
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
