About these figures: The map shows the reduced listings on this page. The six figures describe every active condo listing in Greater Victoria, so you can compare the price drops with the whole market.
Condo Price Drops in Greater Victoria
Condos across Greater Victoria whose asking price has come down in the last 14 days, with the newest reductions first, checked every morning.
Greater Victoria Condos With a Lower Asking Price
This page lists every condo for sale in Greater Victoria whose price has been cut in the last 14 days. Every morning we compare the asking price of every home for sale in Greater Victoria with the price the day before. Any listing whose price has come down appears here for 14 days, as long as it is still for sale and still priced below where it was, with the most recent reductions first.
Condos are the region's entry point. VREB's September 2026 benchmark for a condo in the Victoria core was $547,800, and almost every condo for sale is priced below the $1.5 million insured-mortgage limit, so most buyers can purchase with as little as 5% to 10% down.

Levies, repairs and insurance often explain a reduction.
Investor Sellers
Some sellers are investors weighing rents against carrying costs.
Why Condos Get Reduced
Condo prices are tied closely to the building as well as the suite. A unit can sit because the strata has a large special levy coming, the depreciation report shows major repairs ahead, the insurance deductibles are high, or the building has restrictive pet bylaws. Some older buildings are leasehold, which narrows the pool of buyers and lenders. And with many new condos completed in recent years, especially downtown and in Langford, resale suites now compete with new ones.
What to Check Before You Offer
Ask for the Form B Information Certificate, two years of minutes, the depreciation report, the bylaws and the insurance summary before you get attached to a price. A reduction may simply reflect a levy the seller will pay, or one you would inherit, and the minutes usually tell you which. Our condo buying guide, depreciation report guide and strata insurance guide explain what to look for.
Rentals, Investors and Negotiation
Since November 24, 2022, BC stratas cannot ban long-term rentals, so many condos are owned by investors. When rents do not cover the mortgage and strata fees, some of those owners reduce their price to sell. If a suite is tenanted, ask about the lease, the rent and whether the tenant is staying, because the Residential Tenancy Act sets strict rules for ending a tenancy so a buyer can move in.
