Comox Valley & Campbell River View Homes Market Report
Track current market conditions for view homes in Courtenay, Comox, Cumberland, the rural valley, Denman and Hornby islands, Campbell River and Quadra Island, including asking-price ranges, price per square foot, days on market and active inventory for listings on the Vancouver Island Real Estate Board that record an ocean, mountain, lake, river or valley view. The figures below are generated from current MLS® data and update as homes are listed, sold or repriced.
Comox Valley view home market caution: A view is recorded by the listing agent, so this group runs from condos with a partial harbour view to hillside houses facing Discovery Passage and oceanfront estates on the Comox Peninsula and Quadra Island. Waterfront and acreage homes that also carry a view lift the average, and condos and townhomes with mountain views pull it down, so compare the kind of view and the kind of home together.

How to Read the Numbers
Understanding Comox Valley View Home Market Data
The premium a view earns depends on what it shows and how well it is protected, and neither appears in the averages.
01
Glacier and Mountain Views Are Common
Much of the valley looks west to the Beaufort Range and the Comox Glacier, so mountain views appear on many ordinary listings in Courtenay, Crown Isle and Cumberland. Ocean views over Comox Harbour, Baynes Sound or the strait are scarcer and carry more of a premium.
02
Campbell River's Hillside Supply
Campbell River's slope above Discovery Passage gives many ordinary family houses on hillside streets an ocean view, so view listings there span a wide range of ages and prices rather than only high-end homes.
03
Views Change
Tree growth, new building on the lots below and clearing on a neighbour's land can widen or narrow a view after purchase. Views over parkland, the water or other protected open space tend to hold up better than views across private land that may be built on.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
