About these figures: the map and the listings on this page show Mount Tolmie detached houses only. There are too few detached houses for a separate report, so the six statistics describe the whole Mount Tolmie market.

The 15 houses for sale in early October ranged from a smaller home around $800,000 to a larger house around $1.685 million, with most between about $1 million and $1.3 million. They are found on streets such as Cedar Avenue, Freeman Avenue, Palo Alto Street, Service Street, Christmas Avenue, Earlston Avenue, Midgard Avenue and Stanhope Place, many of them mid-century homes on good-sized lots. Few Saanich East neighbourhoods this close to the universities offer this combination of established houses and green space.
For families and buyers who want a solid home on a mature street near parks and the campuses, Mount Tolmie houses are among the most established options on the east side.
Most Mount Tolmie houses date from the late 1940s through the 1960s, with a few older character homes and newer builds mixed in. They tend to be solid, well-built homes on generous lots, many with ground-level space that lends itself to a suite. Some have been updated; others are ready for renovation. When buying a home of this age, budget for the things that come with it, such as wiring, windows, drainage and roofing, and have it inspected carefully.
Mount Tolmie's good-sized lots and proximity to the universities make suites valuable, both for affordability and for rental income in a high-demand area. Depending on zoning and lot size, many homes support a secondary suite or garden suite; confirm what is allowed for a specific address with Saanich before counting on it. Lot value is a real part of what buyers are paying for here.
Homes on the slopes of Mount Tolmie can capture views over the city, the water and the mountains, and the higher streets are especially sought after for them. A view, a quiet street near the park and a larger lot all add to value beyond the raw size of the house, so compare homes with those features in mind.
Across the house listings the average worked out around $658 per square foot, though this varies widely with condition, updates, lot size, suite potential and views. Price per square foot is a useful starting point for comparison, but a renovated home, a view or a larger lot can justify paying above the raw figure.
The typical buyer is a family drawn by the parks, schools and mid-century homes, a buyer who wants to be near UVic, Camosun or the hospital, or an investor attracted by suite potential and strong rental demand. The neighbourhood's views, green space and location keep detached homes in steady demand.
Mount Tolmie offers established homes, green space and campus proximity on the east side. See all Mount Tolmie properties for condos and townhomes in the neighbourhood, and compare with the broader Saanich house market.
