Condos within about 1.5 km of Royal Jubilee, from affordable suites in older Jubilee and Fernwood buildings to new condos and 55+ buildings in Oaklands and Oak Bay.
Condos for sale near Royal Jubilee Hospital are the most affordable way to live within a walk of the campus. At the start of November 2026 there were 44 condos within about 1.5 km, plus one small multi-unit strata home. Condos started near $300,000, the median asking price was about $495,000 for two bedrooms and about 900 square feet, and 25 asked under $500,000. Thirty-one were in the City of Victoria, led by Jubilee and Fernwood, and fourteen in Oak Bay.
The live map and statistics above come from the condos near Royal Jubilee market report.
25 of the 44 condos, most in older Jubilee and Fernwood buildings.
27 of the condos were in buildings completed before 1990.
Nine were in buildings completed in 2024 or later.
Seven were in buildings restricted to residents 55 and older.
About half the condos near the hospital were within a kilometre of it, many in low- and mid-rise buildings in Jubilee and on the edges of Fernwood. Most were built from the 1970s to the 1990s, often with larger floor plans than new suites, while the newest buildings are scattered through the area and in Oak Bay. A condo within walking distance means staff can skip the hospital parking lots, and visitors and patients can make short trips without driving.
Older buildings near the hospital offer space for the money, but ask for the strata's depreciation reports, recent minutes and insurance details before you buy. Look at how much is in the contingency reserve fund, whether the roof, windows, plumbing or elevator are due for replacement, and how high the insurance deductibles are. Our guides to buying a condo in Victoria and strata insurance deductibles explain what to look for.
For many buyers near Royal Jubilee, a condo is the answer to stairs, yard work and long drives to appointments. Look for an elevator, a step-free entrance, in-suite laundry, a walk-in shower or space to add one, and secure parking close to the elevator. Under BC strata law, a strata corporation can no longer restrict residents by age except with a bylaw that requires residents to be 55 or older, so a "55+" building is a real and enforceable rule. Read the bylaws for details such as whether a younger spouse or caregiver may live in the home. Seven condos within 1.5 km were in 55+ buildings at the start of November, in Oaklands, Fairfield and Oak Bay; see all 55+ condos.
Since 2022, BC stratas can no longer ban long-term rentals, and most condos near the hospital were listed with unrestricted rentals, which matters to staff who may relocate later and want to keep the condo. Pet rules still vary by building, so check the bylaws for the size and number of pets allowed.
