Oak Bay Village Homes, Condos & MLS® Listings

Oak Bay Village real estate puts you within walking distance of Oak Bay Avenue, the District of Oak Bay's main shopping street and, in the District's own plan, the social centre of the community. The streets around it mix Edwardian and Arts and Crafts character houses, mid-century homes, new houses, and condo buildings from the 1960s onward, with Windsor Park and the waterfront a short walk away. The live map and statistics above show what is for sale now and at what prices.

Oak Bay Village is not an MLS® neighbourhood of its own; homes here are filed under South Oak Bay and North Oak Bay. This page draws its own boundary instead and takes in every Oak Bay listing within about a 10-minute walk of the village. The Oak Bay Village market report tracks prices and recent sales for the same area.

Oak Bay Village Real Estate for Sale

Homes near the village fall into three groups. Detached houses are the largest, many of them Edwardian and Arts and Crafts houses from the 1910s on streets such as Hampshire Road, Monterey Avenue, St. Patrick Street and Victoria Avenue, along with mid-century homes and a steady trickle of new houses built on older lots. Condos are the second group, mostly in low-rise and mid-rise buildings from the 1960s and 1970s on and near Oak Bay Avenue, with newer buildings on the Avenue itself. The third is the occasional commercial or mixed-use property on the Avenue.

That mix means the same short walk to the shops can come with very different homes and price points. The Oak Bay Village houses for sale and Oak Bay Village condos for sale pages look at each in detail.

How This Page Draws Oak Bay Village

Oak Bay's Official Community Plan, adopted as Bylaw No. 4942 in December 2025, designates Oak Bay Village with Oak Bay Avenue as its core, describing it as the primary mixed-use, pedestrian-oriented street and a vibrant hub of arts, culture and business. The exact boundary of the designation is shown on the plan's maps, and the District has said it will prepare a village area plan with more detailed design direction.

Because the MLS® has no boundary for the village, this page shows listings within about 800 metres, roughly a 10-minute walk, of Oak Bay Avenue near Monterey Avenue. The line stops at Foul Bay Road, the boundary with the City of Victoria, so only Oak Bay homes are included. In practice the area reaches north of the Avenue into North Oak Bay, east toward Newport Avenue and Windsor Park, and south into the residential streets of South Oak Bay.

Oak Bay Village and South Oak Bay

Most homes near the village are filed on the MLS® under South Oak Bay, with the rest under North Oak Bay. For the whole area south of the Avenue, see South Oak Bay real estate, and for the whole municipality, Oak Bay real estate. Use this page when being able to walk to the Avenue matters most.

What Oak Bay's 2025 Plan Allows

For a buyer, the plan matters because it describes what could be built next door. In the village, it supports low-rise to mid-rise buildings with shops, services, entertainment and offices at street level, and homes, offices or visitor accommodation above.

Plan designationWhat it supports
Oak Bay VillageUp to 4 storeys, and up to 6 where a project provides amenities or affordable housing; one- to six-storey street walls; shops at ground level, homes and offices above; parking underground, at the rear or screened
Multi-Unit Residential 1Apartment and other multi-unit buildings up to 4 storeys, or up to 6 with amenities or affordable housing, with small ground-floor shops possible on corners and transit routes
ResidentialSingle detached houses, duplexes, triplexes, multiplexes, laneway houses, garden suites and secondary suites

The plan also calls for wide, attractive sidewalks on Oak Bay Avenue with benches, plazas and regularly spaced street trees. Separately, Oak Bay Council adopted its Infill Housing Program on June 24, 2024, allowing ground-oriented infill such as secondary suites, garden suites, laneway homes, townhomes and multiplexes at densities set on a reference map. Zoning decides what a particular lot can do today, so confirm the rules for any address with the District.

A Century on the Avenue

Oak Bay Avenue has been the village's main street for more than a century. According to the District's archives, a streetcar line built in 1891 ran from downtown up Fort Street, along the Avenue and down Newport Avenue to Windsor Park until 1948. In 1921 the Avenue was still unpaved, with no concrete sidewalks, yet it already had a pharmacy, grocery, bakery, furniture store, bank, dry goods shop, hardware store and post office, and apartments above some of its stores.

Some of that history is still standing. The brick building at 2209 Oak Bay Avenue was built in 1913 as apartments above stores and is still used that way, and the house at 2150 Oak Bay Avenue was built in 1910 by Mr. Henderson, Reeve of Oak Bay from 1909 to 1911. Oak Bay High School once stood where the Municipal Hall at 2167 Oak Bay Avenue is today, and the old Avenue Theatre and Oak Bay Theatre buildings still stand with new uses. The plan notes that buildings from many decades contribute to the village's identity, and that Oak Bay's 1967 General Plan proposed apartment areas around the village, a history that helps explain the mid-century condo buildings nearby.

Windsor Park and the Waterfront

Windsor Park, a few blocks south of the Avenue, was set aside in 1890 as Oak Bay Recreation Park and once had a bicycle racing track, built in 1895. Today it is the village's main green space, with sports fields and room to walk. Past it, Newport Avenue leads down to the waterfront, where the Oak Bay Boat House of 1893 grew into the Oak Bay Marina, which opened in 1964, and Beach Drive follows the shore toward the Victoria Golf Club, founded in 1893 and the oldest golf club in Canada still on its original site.

Daily Life in the Village

Most errands can be done on foot along the Avenue: groceries, cafés, restaurants, banks, a pharmacy and a long list of independent shops. The Municipal Hall is on the Avenue, and the Monterey Recreation Centre and the Oak Bay branch of the Greater Victoria Public Library are just off it on Monterey Avenue. The plan describes the village as the social centre of the community, and the Avenue is where Oak Bay residents run into each other.

Getting Around from Oak Bay Village

Downtown Victoria is about four kilometres west, reached along Oak Bay Avenue and Fort Street. The plan describes the village as served by bike routes, paths, parking and frequent transit, and the University of Victoria and Hillside Shopping Centre are a short drive north. Many residents walk to the Avenue for daily needs and drive or bus for the rest.

Schools & Families

Oak Bay is in the Greater Victoria School District (SD61). Oak Bay High School and Monterey Middle School, which became a middle school in 2006, both serve the area, and St. Michaels University School has its Junior School campus on Victoria Avenue. Catchments change, so confirm the schools for any address with the district.

Who Buys Near Oak Bay Village

The village draws downsizers selling larger Oak Bay houses who want to stay in the community and walk to the Avenue, families buying character houses within reach of the local schools and Windsor Park, and buyers who want a new or renovated house on a quiet street a few minutes from the shops. Investors are a smaller group here, though Oak Bay's Infill Housing Program has added interest in houses with room for a suite or garden suite.

Before You Buy Near the Village

  • Heritage: some Oak Bay houses are on the Community Heritage Register or are designated, and designated houses need a heritage alteration permit for exterior changes. Check before you plan renovations.
  • Next door: check the plan designation of nearby lots, since village and multi-unit areas allow four to six storeys.
  • Infill potential: confirm what the Infill Housing Program and zoning allow on the lot before paying for suite or garden suite potential.
  • Strata records: for 1960s and 1970s condo buildings, read the depreciation report, recent minutes and any special levies.

For the general steps of buying a home here, see the buyer's guide.
