Comox Valley & Campbell River Manufactured Homes Market Report
Track manufactured and mobile home listings in Courtenay, Comox, the Baynes Sound communities, Merville, Black Creek and Campbell River, in parks and on titled land, as listed through the Vancouver Island Real Estate Board. Figures for asking price, price per square foot, days on market and inventory below are generated from live MLS® data and change as homes come and go.
Comox Valley manufactured home market caution: Homes on rented pads and homes on their own land share this table, and the land can be worth several times the home. A rural acreage with an older manufactured home can list for many times the price of a newer home in a city park, which lifts the average and makes price per square foot meaningless. Separate park homes from land before reading the figures.

How to Read the Numbers
Understanding Comox Valley Manufactured Home Market Data
Ownership type explains more of the price range here than size or age, so read the figures with the land question in mind.
01
Park Homes vs Titled Land
Most park homes in Courtenay, Comox and Campbell River sell for a fraction of a detached house, while homes on village lots in Royston and Union Bay or on acreage in Merville and Black Creek are priced mainly as land. The two groups should be compared separately.
02
Age of the Home
A 1970s single-wide and a recently placed double-wide can sit in the same park with very different prices and insurance terms. Year built, renovations and the condition of the roof and underside explain much of the spread within one park.
03
Pad Rent and Age Rules
Pad rent is a monthly cost the price does not show, and 55+ parks draw a different buyer pool from family parks. Two similar homes can sell for different amounts because of the park they are in.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
