Comox Valley & Campbell River Waterfront Market Report
Track current waterfront market conditions on the Comox Peninsula, Baynes Sound, the north valley beaches, Denman and Hornby islands, Campbell River and Quadra Island, including asking-price ranges, price per square foot, days on market and active inventory for oceanfront, riverfront and lakefront listings on the Vancouver Island Real Estate Board. The figures below are generated from current MLS® data and update as properties are listed, sold or repriced.
Comox Valley waterfront market caution: Waterfront listings here include condos on the Campbell River shore, beach cabins on Denman and Hornby, family homes on Baynes Sound, bare shoreline lots and multi-million-dollar estates on Quadra Island and the Comox Peninsula. With a limited number of listings at any time, one estate or a group of condos can move the average sharply, so compare within one shoreline and one property type.

How to Read the Numbers
Understanding Comox Valley Waterfront Market Data
Shoreline value depends on exposure, beach and access more than on the house, and the averages cannot show those differences.
01
Condos Pull the Average Down
Waterfront condos along Campbell River's Island Highway and in Comox and Courtenay are counted with detached oceanfront homes. When several are listed at once, the average price falls and the price per square foot changes without any change in what a waterfront house is worth.
02
Islands and Estates Pull It Up
Large waterfront estates on Quadra Island and the Comox Peninsula, often with guest houses and moorage, list far above the typical waterfront home. A few of them on the market can lift the average by hundreds of thousands of dollars.
03
Beach, Bank and Exposure
A sheltered beach on Baynes Sound, open-strait frontage at Point Holmes and fast water on Discovery Passage are valued differently, and shellfish tenures, roads or walkways in front of a property change value again. Compare sales on the same stretch of shore.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
