Central Saanich is one of the most varied real estate markets on the Saanich Peninsula, offering everything from Brentwood Bay village homes and Saanichton family properties to rural acreages, farms, waterfront estates, condos, townhomes, and manufactured homes.
Buyers are often drawn to Central Saanich because it offers a quieter, semi-rural lifestyle while still being close to Victoria, Sidney, the airport, BC Ferries, Butchart Gardens, Island View Beach, Elk/Beaver Lake, and the Pat Bay Highway.
It is not one single housing market. Brentwood Bay, Saanichton, Tanner Ridge, Keating, Island View, Martindale, Oldfield, Mt. Newton, and the rural areas all behave differently depending on property type, price range, views, land use, zoning, and proximity to services. Central Saanich has a much broader real estate mix than many buyers expect. In some areas, the market is made up of conventional family homes close to schools, shops, parks, and transit. In others, buyers are looking for privacy, acreage, farm potential, ocean views, rural zoning, or larger properties that are difficult to find closer to downtown Victoria.
Brentwood Bay tends to attract buyers looking for a village feel, marina access, restaurants, waterfront walks, and a more relaxed west-side Peninsula lifestyle. Saanichton is more central and practical, with convenient access to schools, shopping, the airport, the highway, and the rest of the Peninsula.
Tanner Ridge, Keating, Oldfield, Martindale, Island View, and Mt. Newton can appeal to buyers looking for more space, privacy, views, or a rural setting.
Because Central Saanich includes everything from condos and manufactured homes to luxury waterfront estates, farms, and ALR-influenced acreages, buyers should be careful about comparing properties too broadly. A Brentwood Bay home, a Saanichton townhouse, a rural acreage near Oldfield Road, and a waterfront property on the Saanich Inlet may all fall under “Central Saanich real estate,” but they are very different markets.
Central Saanich is not just another suburb of Greater Victoria. Much of its character comes from its agricultural roots, early settlement patterns, old farm holdings, and long-standing local families whose names still appear on roads, farms, schools, churches, and neighbourhood landmarks.
Many of the area’s historic names are still familiar today. Early landowners and settlers connected to names such as Sluggett, Horth, Downey, Wain, McTavish, Tanner, Sandover, Brethour, Marcotte, Richardson, Johns, Harrison, and others helped shape the roads, farms, and communities that later became Brentwood Bay, Saanichton, Keating, Mt. Newton, and the surrounding rural areas.
That history still matters in real estate. Central Saanich has retained more of its rural and agricultural identity than many parts of Greater Victoria. The result is a market where land, setting, services, road access, zoning, views, soil, outbuildings, wells, septic systems, ALR considerations, and long-term land-use questions can be just as important as the house itself.
When buying in Central Saanich, the details matter. Some properties are straightforward residential homes, while others may involve rural zoning, agricultural land, septic systems, wells, easements, shoreline considerations, older homes, suites, outbuildings, drainage issues, or future development questions.
A buyer looking at a Brentwood Bay home near the village is usually making a very different decision from someone considering a farm property near Oldfield, a view home near Tanner Ridge, a manufactured home, or a waterfront estate. Price per square foot alone is often a poor way to compare Central Saanich properties because the land component, setting, and permitted uses can vary so widely.
Central Saanich can be especially attractive for buyers who want more space than they would typically find in Victoria, Oak Bay, or urban Saanich, but who still want reasonable access to the city. The trade-off is that location, services, property condition, land characteristics, and resale appeal need to be reviewed carefully.
Central Saanich includes several distinct areas, each with its own feel and buyer profile.
Brentwood Bay is known for its village centre, marina, restaurants, waterfront setting, and access to the Saanich Inlet. It can appeal to buyers looking for a quieter community feel without being isolated.
Saanichton is a practical central location with schools, shops, services, highway access, and proximity to the airport and Sidney. It often appeals to families, downsizers, and buyers who want convenience on the Peninsula.
Tanner Ridge and Mt. Newton can offer views, larger homes, and a more elevated setting, with some properties enjoying outlooks toward the water, the islands, or surrounding farmland.
Keating and Oldfield are more rural and agricultural in character, with a mix of acreages, farms, commercial/industrial access in parts, and larger properties that require more careful due diligence.
Island View and Martindale offer a more open rural/coastal feel, with farmland, larger lots, and proximity to Island View Beach.
Because these areas differ so much, it is usually better to evaluate Central Saanich by micro-area and property type rather than relying only on municipality-wide averages.
