In early October 2026 about 60 detached houses were listed at Bear Mountain, from roughly $900,000 to more than $5.5 million. The average asking price was about $1.8 million, for a house averaging close to 3,600 square feet with four or five bedrooms.

A handful of estate homes listed above $3 million pull that average up, and most houses are listed well below it. The Bear Mountain houses market report shows the current price bands, days on market and recent sales.

What to Compare

Most Bear Mountain houses sit on hillside lots. A main-level entry with a walk-out lower level is a common layout. It brings outlook and room for a suite, but it can leave little flat yard, so compare usable outdoor space, driveway grade and the number of stairs between the garage, the kitchen and the bedrooms.

Position carries a large premium. Golf-course frontage, a wide outlook and a quiet street can separate two houses of the same size and age by hundreds of thousands of dollars. Check whether design guidelines or a building scheme are registered on title, and whether neighbouring lots are still to be built on.

New and Established Houses

The first houses here date from the mid-2000s and building has continued ever since, so a large share of current listings are new or nearly new. New homes generally have GST added to the price and come with new-home warranty coverage. Established houses offer mature landscaping and a finished street.
