About these figures: The map shows the listings on this page, newest first. The six figures describe every active home listing in Greater Victoria, so you can compare what is new with the whole market.
The 120 newest homes for sale in Greater Victoria, with the most recent at the top. In the last week of October 2026, 176 homes came on the market across the region's 13 municipalities.
Just listed means a home has only just come on the market, and this page shows nothing else. It lists the 120 most recently listed houses, condos, townhomes, manufactured homes and lots in Greater Victoria, sorted by the date each came on the market, so the top of the page is always the newest. At the pace of late October 2026 that covers roughly the past five days, and further back in quieter months.
In the last week of October 2026, 176 homes were listed across Greater Victoria: 85 houses, 49 condos, 33 townhomes and a handful of manufactured homes and lots. Saanich (38) and the City of Victoria (36) had the most, followed by Langford (27), Colwood (16) and Sidney (12). Asking prices ran from about $230,000 to $3.3 million, with a midpoint of about $930,000.
Listings are sorted by listing date, so the first card is the latest home to hit the market.
Late October 2026 averaged about 25 new Greater Victoria listings a day.
Nearly all new listings go live Monday to Friday; weekends bring only a few.
A new listing draws its most showings in the first days on the market.
The listings on this page come from the MLS® system of the Victoria Real Estate Board and refresh automatically. They cover houses, condos, townhomes, manufactured homes, multi-family properties and lots for sale in Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Langford, Colwood, Highlands, Metchosin, Sooke, Central Saanich, North Saanich and Sidney. Rentals and commercial listings are left out.
The page shows the 120 newest listings and updates as soon as a new one is entered. At about 25 new listings a day, that reaches back roughly five days; in the quieter winter months it covers more. If you only want one kind of home, the just listed houses, just listed condos and just listed townhomes pages each show about the past eight days of their own type.
A new listing means newly listed, not newly built. Many of the homes here are decades old. If you are looking for new construction, see new construction houses, new condos and the new developments list.
Everyone who is actively looking sees a new listing at about the same time, so showings and offers tend to come early. For the seller, that first wave of attention is the test of the price: a well-priced home usually draws interest in its first days, while one that passes the first couple of weeks without an offer is more likely to see a price change. For buyers, the first week is when you compete with everyone else who has been waiting for the right home, and also when you have the best chance at a home that is priced right.
The balance of the market changes how much this matters. In September 2026 the Victoria Real Estate Board recorded 463 sales against 3,811 active listings at month end, and said the market had moved into buyer's market territory. With that much choice, buyers can take more time, but the best-priced new listings in popular neighbourhoods still move quickly. The monthly MLS® statistics page tracks these figures as each month is released.
In the last week of October 2026, the 176 new listings broke down like this:
These are asking prices, not sale prices. For comparison, VREB's September 2026 MLS® Home Price Index benchmark for a single-family home in the Victoria core was $1,280,100, and $547,800 for a core condominium.
Nearly all new listings go live on weekdays. In late October 2026, Monday to Friday brought between about 25 and 40 new Greater Victoria listings a day, while each weekend day brought only a few. Many sellers list early in the week so their home is fresh for weekend showings and open houses, so checking this page on weekday evenings, and again before the weekend, catches most of what is new. Over the year, spring usually brings the most new listings and the weeks around Christmas the fewest.
When the right home comes up, the buyers who are ready first have the advantage. A few things make the difference:
Since January 3, 2023, most buyers of residential property in BC can cancel an accepted offer within three business days by giving the seller written notice and paying a rescission fee of 0.25% of the price. Neither side can waive it, and it does not apply to leasehold properties, auctions or court-ordered sales. It is a safety net, not a substitute for doing your homework before you write. Read more about the home buyer rescission period.
Each part of Greater Victoria adds a different mix of homes every week. The City of Victoria, Oak Bay and Esquimalt bring condos and character houses near downtown, the Inner Harbour and the core's villages. Saanich, the largest municipality, usually has the most new houses, from Gordon Head and Cordova Bay to Royal Oak and Gorge. The Westshore, meaning Langford, Colwood and View Royal, adds newer townhomes, condos and family houses from two decades of building. The Saanich Peninsula, with Sidney, North Saanich and Central Saanich, brings condos and ranchers popular with downsizers along with rural and waterfront homes, and Sooke, Metchosin and the Highlands add houses and acreages at lower prices per square foot.
To browse one area, start from Victoria, Saanich, Oak Bay, Langford, Colwood or the Saanich Peninsula.
Create a free account and save a search for the areas, price range and type of home you want, and matching new listings are emailed to you as they come on the market. It is the easiest way to see new homes the same day, without checking this page.
The listings refresh automatically from the MLS system, so new listings appear shortly after they are entered and sold or withdrawn listings drop off. The newest are always at the top.
It varies with the season. In the last week of October 2026 there were 176 across Greater Victoria's 13 municipalities, about 25 a day on average, and nearly all of them were listed on weekdays.
No. A just listed home is any home that has only just been put up for sale, whatever its age. For newly built homes, see the new construction houses, new condos and new developments pages.
In BC, most buyers of residential property have a three-business-day rescission period after acceptance. Cancelling costs a fee of 0.25% of the price, the right cannot be waived, and it does not apply to leasehold properties, auctions or court-ordered sales.
