Condo Living at Bear Mountain

Condos are the largest part of the Bear Mountain market. A little over 70 were listed in early October 2026, at an average asking price of about $640,000 and an average size just under 1,000 square feet. Setting aside the fractional interests described below, asking prices ran from about $320,000 for a compact resort-village suite to roughly $1.75 million.

Two Generations of Buildings

The original resort-village buildings near the hotel and clubhouse were completed in the mid-2000s. A second group of buildings has been finished since 2024, with newer finishes and a higher price per square foot. When you compare the two, look at strata fees and what they cover, the contingency reserve fund, the depreciation report, parking and storage.

Fractional and Resort Units

A few listings priced below $100,000 are typically fractional or shared-ownership interests in a resort residence, not whole condos. Some other suites were designed for resort or hotel-style use. These can come with different financing, fees, taxes and rules on personal use, so confirm exactly what is being sold before comparing prices.

Before You Buy

Read the bylaws on rentals, including short-term rentals, and on pets and age restrictions. Golf, tennis and other resort amenities are separate memberships and are not included in strata fees unless a listing says so.
