Townhouse Living at Bear Mountain

Roughly 20 townhomes were listed at Bear Mountain in early October 2026, between about $670,000 and $1.6 million. The average asking price was just over $1 million, for a home of about 2,400 square feet with three or four bedrooms.

This is a small group of listings, so one new release or a few sales can move the averages. The Bear Mountain townhome market report shows what is listed now and what has sold.

What to Compare

Bear Mountain townhomes are larger than most in Langford and are often built on a slope over two or three levels. Check where the stairs fall, whether the main living area or a bedroom is on the entry level, and whether the garage holds one car or two. Private outdoor space ranges from a balcony to a patio and small yard.

Strata fees and what they cover differ from one complex to the next. Review the bylaws on pets, rentals and exterior changes, the depreciation report and the contingency reserve fund before you compare prices.

New and Established Townhomes

Current listings include townhomes from the first resort phases as well as homes completed in 2026. New townhomes generally have GST added to the price and come with new-home warranty coverage, and they may be listed before construction is finished.
