Detached houses within about 1.5 km of Royal Jubilee: character homes in Fernwood, Oaklands and Rockland, family houses in Jubilee and Fairfield, and homes across Foul Bay Road in Oak Bay.
Houses for sale near Royal Jubilee Hospital are close to half the market around the campus. At the start of November 2026 there were 44 within about 1.5 km, asking from about $720,000 to $3.8 million, with a median near $1.42 million, four bedrooms and about 2,400 square feet. Thirty-one were in the City of Victoria, led by Oaklands, Fairfield and Fernwood, ten in Oak Bay and three in Saanich. Thirteen asked under $1 million and eighteen asked $1.5 million or more.
The live map and statistics above come from the houses near Royal Jubilee market report, which tracks only detached houses.
34 of the 44 houses, including 19 built before 1940.
Fifteen were listed as character homes, plus Arts and Crafts and Tudor styles.
Only three were one-level ranchers, so most houses have stairs.
Larger older houses often have, or could add, a suite.
The streets around Royal Jubilee were built up from the early 1900s, and the houses show it. Fernwood has many Edwardian and Craftsman houses, Oaklands adds smaller older houses and bungalows, Rockland and Fairfield have larger character homes, and Oak Bay adds older family houses and some newer rebuilds. Six of the houses listed in early November were described as main-level-entry homes with a basement, and three as side-by-side duplexes, which can suit a buyer who wants rental income or a family member next door.
More than half the houses near the hospital asked less than $1.5 million, the limit for an insured mortgage, so a buyer with less than 20% down may still qualify on some of them. A suite can help with the payments, and lenders may count part of the rent. See our guides to mortgage financing and mortgage default insurance.
With three quarters of these houses built before 1960, a careful inspection matters. Look at the foundation and drainage, the roof, older wiring such as knob-and-tube, galvanized or older plastic plumbing, insulation and windows, and whether an old buried oil tank was ever removed; see our guide to underground oil tanks. Older houses near the hospital can also have steep front steps and narrow stairs, which matters if you plan to stay into your later years.
Many buyers near Royal Jubilee are planning to stay for decades, often because they work at the hospital or want to be near it as they get older. A house with a main-floor bedroom and bathroom, or a basement suite that could later house a caregiver or family member, keeps more options open. If you would rather avoid stairs altogether, compare ranchers and one-level homes across the region or a condo near the hospital.
