About the Building

About West Park One

West Park One is a four-storey condominium building at 2000 West Park Lane in View Royal, close to Thetis Lake Regional Park. Its 48 homes break down into 24 one-bedrooms, one one-bedroom plus den, 14 two-bedrooms and nine two-bedroom plus den layouts. Homewood Constructors Ltd., which says it has been building in Greater Victoria since 1986, built it to a design by dHKarchitects, with landscaping by LADR Landscape Design.

West Park Lane is also home to other housing that is not part of this building: the Limona Group's West Park at Thetis Lake townhomes and the Capital Region Housing Corporation's West Park affordable rental buildings at 1910 and 1920 West Park Lane. MLS files West Park One under its Six Mile sub-area. The Town of View Royal's housing report for August 2024 to January 2025 listed 2000 West Park Lane, with 48 units, as under construction, and MLS gives 2025 as the year built.

As of late October 2026, five homes at 2000 West Park Lane are listed on MLS: two 598 sq ft one-bedrooms asking $428,400 and $491,310, and three two-bedrooms of about 933 to 1,125 sq ft asking $608,310 to $644,310. Asking prices change daily, so check the live listings below.

Every suite gets a storage locker, and the developer says some suites can use racks for kayaks and paddleboards.

03

The developer's feature sheet says all parkade stalls were roughed in for electric vehicle plug-ins, and there is secure bike storage.

04

Gas BBQ Outlets

Every deck and patio has a gas barbecue outlet; ground-floor homes get large patios and upper floors get balconies.

West Park One: Design, Energy and Construction

The exterior pairs generous glazing with cement-composite panels and lap siding over a rainscreen wall system, and the developer describes the structure as designed to be earthquake-prepared. On energy, the developer's residences page says the project is "meeting or exceeding Step 3 Energy Code standards in all aspects of construction." Windows and doors are thermally isolated, and each home has an energy recovery ventilator with a programmable control.

For comfort, each living room has an inverter air-conditioning unit, which the feature sheet describes as providing limited heating and cooling, and the sheet also lists central gas hot water heating. The developer highlights the building's sound insulation as well. Homewood's earlier work includes The Residences on Sooke Harbour, according to the project team page.

West Park One Floor Plans and Finishes

The developer's floor plan page shows eight layouts:

  • One-bedroom (Plan C): about 600 sq ft, the most common home in the building
  • One-bedroom plus den (Plan C1): about 765 sq ft, a single home
  • Two-bedroom (Plans A, B and D): about 830 to 975 sq ft, all with two bathrooms
  • Two-bedroom plus den (Plans E, E1 and F): about 905 to 1,125 sq ft

Inside, the developer lists 9-ft ceilings, two colour palettes, wood veneer cabinets from Benson Cabinetry and Millwork, quartz counters, Samsung stainless appliances, wide-plank matte laminate floors, ceramic tile in the bathrooms, walk-in showers with rain heads, soaker tubs and a stacked washer and dryer. Ground-floor homes get large patios, and upper homes get balconies with outdoor lighting.

Parking, Bikes and Storage

Parking is in an underground parkade with electronic and intercom entry. The developer's 2023 feature sheet says every stall was roughed in for electric vehicle plug-ins, so ask whether a charger has since been installed at the stall that comes with a unit. Cyclists get a dedicated bike room with individual secure storage, plus covered short-term bike parking outside.

Each suite has one storage locker, and some suites also have access to racks for kayaks and stand-up paddleboards, a handy extra with Thetis Lake so close. Ask which homes have rack access before you write an offer.

The Town of View Royal calls it one of the region's most popular parks, with hiking trails rated moderate to challenging, swimming areas, fishing and off-leash dog areas, and the developer counts more than 40 km of trails plus a beach. Buying at West Park One: GST, Warranty and Strata Documents

The developer's website still reads "Now Selling" and advertises a limited-time discount, with prices quoted before GST, so you could be buying new from the developer or buying a resale from an early owner. GST may apply to a home bought new from the developer; first-time buyers should check current federal and BC rebates with an advisor.

The feature sheet lists a 2-5-10 warranty from Travelers Insurance Company of Canada, covering materials and labour for two years, the building envelope for five and the structure for ten, along with a Homewood customer care warranty. Resale buyers take over the remaining term, so ask for the certificate.

In a strata this new, read the disclosure statement and amendments, the bylaws, budget, minutes and a Form B, and ask when the first depreciation report is due. We have not reviewed this strata's rental or pet bylaws, so confirm both before you buy. See all View Royal condos for sale to compare.

West Park One Compared with Nearby Options

For a different View Royal setting, The Grand and Fir near Portage Park is a five-storey, 82-home building on Island Highway, built in 2026, with junior suites and three-bedroom plans that West Park One does not offer. West Park One trades that range for a lakeside setting and a smaller, 48-home strata. For houses and townhomes nearby, browse View Royal real estate.

Buying New or Nearly New?

Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
