Cordova Bay Condos, View Homes & MLS® Listings

Cordova Bay has an unusually strong condo market for an east-side Saanich neighbourhood. The homes tend to be larger two- and three-bedroom suites rather than entry-level units, which reflects a market aimed more at downsizers trading out of a house than at first-time buyers. The live count, average price and size for condos on the market right now are shown on the map and the statistics above.

A deep condo market is one of the things that makes Cordova Bay distinctive on the east side of Saanich. The Cordova Bay condos market report tracks current price ranges and recent sales as they change.

Condos for Sale in Cordova Bay

Cordova Bay's condos are concentrated in a few places, and knowing them helps make sense of the listings. The hilltop Sayward Hill buildings are known for their long views over the water. Newer buildings along Doumac Avenue and Cordova Bay Road have added modern, often ground-oriented homes. And a scattering of smaller low-rise buildings sits closer to the beach. Across those pockets, most homes offer two bedrooms and generous square footage, and prices run from the more modest low-rise suites up to the premium view homes on the hill — the current figures are shown on the map above.

This is a condo market built around space and setting rather than entry-level price. A buyer looking for a small, inexpensive unit will find more choice elsewhere; a buyer who wants a large, well-located home without a house to maintain will find Cordova Bay rewarding.

Sayward Hill View Condos

The Sayward Hill development, on the rise above Cordova Bay Road, is the neighbourhood's best-known condo address. Its appeal is the outlook: sweeping views across Haro Strait toward the Gulf Islands and Mount Baker. Homes there tend to be larger two- and three-bedroom suites, and they command a premium for the view and the position. As with any established building, read the depreciation report, the council minutes and the operating budget before you buy.

New Condos on Doumac & Cordova Bay Road

Recent construction along Doumac Avenue and Cordova Bay Road has brought newer, modern condos to the neighbourhood, including ground-oriented homes close to the beach and the shops. New construction avoids the deferred-maintenance questions of an older building and usually comes with a home warranty, though GST may apply. Ask what is included, confirm the warranty details, and check the strata's rental and pet bylaws if those matter to you.

Condos Built for Downsizers

Many Cordova Bay condos are bought by people selling a house in the region and wanting to stay near the water. That shapes the stock: larger suites, single-level living, parking for two cars and storage are common and worth looking for. If you are downsizing, think about how your furniture will fit, whether the building has an elevator, and how close the parking is to the unit.

Low-Rise & Beach-Area Strata

Away from the hill and the newest buildings, a number of smaller low-rise strata buildings sit closer to the beach and the village centre at Mattick's Farm. These range widely in age and style, from older well-kept buildings to more recent ones. In an older building, the depreciation report and the building's maintenance history matter most; a special assessment for a roof, windows or membranes can be a large, unexpected cost, so read the documents carefully.

New vs. Older Buildings

Cordova Bay's condo stock splits between newer construction and well-established buildings, and the choice is as much about temperament as price. A newer home at Doumac or on Cordova Bay Road offers contemporary finishes, better sound and energy performance and warranty coverage, usually at a higher price per square foot. An older Sayward Hill or low-rise suite can offer more space, a settled strata and, often, a better position for the money, in exchange for a closer look at the building's age and planned maintenance. Neither is automatically the better buy; the right answer depends on the specific building's finances and your own appetite for upkeep.

Strata Fees, Bylaws & What to Check

Whatever building you are looking at, the strata documents tell the real story. Read the last two years of council minutes, the depreciation report and the budget, and confirm the rules on age, pets and rentals before you remove conditions. Ask about the contingency reserve fund and any planned or recent major projects. A beautiful suite in a building with a thin reserve and big repairs ahead is a different purchase than the same suite in a well-funded building.

Amenities, Beach & Getting Around

Part of what condo buyers are paying for in Cordova Bay is the setting. The beach and the Lochside Trail run along the waterfront, Mattick's Farm offers shops, a cafe and a golf course at the south end, and Matticks Wood and Elk/Beaver Lake are close by. Day-to-day shopping is a short drive to Royal Oak or Broadmead Village, and Highway 17 gives reasonably direct access south to downtown Victoria and north to the airport and ferries. Bus service runs along Cordova Bay Road but is lighter than in the core neighbourhoods, so weigh how much you will rely on a car.

Who Buys a Cordova Bay Condo

The typical buyer is a downsizer who wants to stay near the water, the beach and the golf course without the upkeep of a house, or a professional couple who value the setting and the easy access to downtown and the Peninsula. The larger suites and view positions suit people trading down from a family home rather than first-time buyers, which keeps the market steady and supports resale values over time.

Cordova Bay Condos Compared With Other Saanich Condos

Cordova Bay condos trade on space and setting more than price, which distinguishes them from the condo markets closer to downtown and in the central Saanich districts.
