An 82-home, five-storey condo building on Island Highway at Woodbine Court, built by GT Mann Contracting, backing onto the trails of Portage Park and given a 2026 build year on MLS.
The Grand and Fir is an 82-home condominium building on Island Highway at Woodbine Court in View Royal, on the three lots at 167, 169 and 171 Island Highway. GT Mann Contracting built it to a design by Urban West Architecture, and the developer's floor plans spread the homes over five levels, from junior one-bedrooms to a few three-bedroom suites. The back of the site opens onto the trails of Portage Park.
The Town of View Royal held a public hearing in February 2022 on rezoning the three lots from R-1B, a detached-house zone, to a new comprehensive development zone, CD-27, that allows apartments. A development permit notice that August described a single 82-unit condominium building, with required parking reduced by variance from 93 stalls to 92. MLS now lists the building as built in 2026, and the project website is still marketing homes.
As of late October 2026, seven homes at 167 Island Highway are listed on MLS: three one-bedrooms of about 471 to 571 sq ft asking $439,900 to $559,900, and four two-bedrooms of about 844 to 1,108 sq ft asking $769,900 to $849,900. Asking prices change daily; the live listings below show what is on the market now.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.
The developer says the building's back yard connects directly to the Portage Park trails, next to protected parkland.
The developer advertises electric vehicle charging capability at each parking stall, plus a Nest thermostat and smart lighting in each home.
Fifteen plan types, from junior one-bedrooms of about 391 sq ft to three-bedroom homes of about 1,131 sq ft.
The developer points to the beach at Thetis Cove and the historic 4 Mile pub as close neighbours of the site.
The project website credits Urban West Architecture with the architecture, GT Mann Contracting with construction, and Spaciz Design and Studio PA with design work on what the team calls an eco-conscious building. The developer describes the interiors as clean and modern, with an open layout that mixes rustic and polished touches.
The Town's 2022 permit notice also raised the share of small-car stalls to 39 per cent, 36 stalls in all, so if you drive a large vehicle, look at the stall assigned to a unit before you buy. Neither the developer's website nor the Town notices we read describe the structure, so ask for the disclosure statement if you want construction details.
The developer publishes 15 plan types, several of them with ground-level versions:
The fifth floor has its own set of layouts, including the largest two-bedroom plus den. Layouts were subject to change and MLS sizes can differ from plan figures, so check the strata plan.
The developer lists these features:
Ask the strata how the shared kayaks and e-bikes are booked, insured and maintained, since those costs land in the strata budget. Earlier pre-sale descriptions also mentioned a covered pavilion with a fireplace and a green roof; we could not confirm it on the developer's current website, so check the disclosure statement and strata plan for what was built.
Portage Park is the main draw. The Town of View Royal lists beach access, paved paths, an off-leash dog area and a playground there, and the developer says the building's back yard connects straight to the park's trails. The developer also names Thetis Cove, a beach for kayaking and paddleboarding, and the historic 4 Mile pub as close neighbours.
For transit, BC Transit began work on the Island Highway in View Royal in June 2024 to add dedicated bus lanes and bike lanes in both directions, a project meant to support future RapidBus service to the West Shore. Two regional trails also cross the town: the Galloping Goose and the E&N Rail Trail, a paved 13.5 km route linking Victoria and the West Shore.
View Royal belongs to the Greater Victoria School District (SD61), and schools in the town include View Royal Elementary, Eagle View Elementary and Shoreline Community Middle School. Confirm the catchment for any address with the district. Our View Royal neighbourhood guide covers more of the town.
In a building finished in 2026, ask first whether you are buying from the developer or from an early owner. GST may apply to a home bought new from the developer, while a typical resale does not carry it. First-time buyers should check current federal and BC rebates with an advisor before committing.
New BC homes carry the 2-5-10 warranty: two years for materials and labour, five for the building envelope and ten for the structure. Ask for the certificate and its start date, since a resale buyer inherits only the remaining term.
A first-year strata usually runs on the developer's proposed budget, so read the disclosure statement and amendments, bylaws, budget and a Form B, and ask when the first depreciation report is planned. We have not seen this strata's rental or pet bylaws, so confirm both in writing. To compare, browse all View Royal condos for sale.
Two other recent buildings offer useful contrasts. The Royale in View Royal is a six-storey, 55-home mixed-use building at Island Highway and Helmcken Road, completed in 2025, with commercial space on the ground floor. West Park One near Thetis Lake is a four-storey, 48-home building by Homewood Constructors, built in 2025. The Grand and Fir stands out for its range of junior suites and its direct link to a park. For houses and townhomes as well as condos, see View Royal real estate.
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
It is on Island Highway at Woodbine Court in View Royal, on the lots at 167, 169 and 171 Island Highway, and it backs onto Portage Park. MLS listings use 167 Island Highway addresses.
There are 82 condos, the figure in the Town of View Royal's 2022 development permit notice and on the developer's website. They come in 15 plan types, from junior one-bedrooms to three bedrooms.
MLS records list the building as built in 2026. Ask the seller for the occupancy date and the warranty start date for the unit you are considering.
