Condos for Sale in Jubilee

The 15 condos for sale in early October ranged from compact one-bedroom homes around $390,000 to larger two-bedroom units around $625,000, with most between about $440,000 and $580,000. They are found along Jubilee Avenue, Foul Bay Road, Richmond Road, Oak Bay Avenue, Morrison, Denman and the surrounding streets, a mix of older low-rises from the 1970s to 1990s and brand-new buildings completed in 2024 to 2026. The result is real choice between value and new construction.

For first-time buyers, downsizers, investors and hospital or college staff who want a low-maintenance home in a central, walkable location, Jubilee condos are among the more accessible options close to the city.

Older & Brand-New Buildings

Jubilee condos span several decades. Older low-rises from the 1970s to 1990s often offer larger floor plans and lower prices, while new buildings completed in 2024 to 2026 bring contemporary finishes, modern energy efficiency and, often, warranty coverage. A newer home usually means fewer deferred-maintenance questions; an older one can mean more space for the money. Confirm whether GST applies on anything recently completed, and ask about parking, storage and amenities.

Read the Strata Documents

Whatever the age of the building, the strata documents decide a lot. Read the bylaws on pets, rentals and age restrictions, review the budget and depreciation report, and understand the monthly fee and what it covers. Near a hospital and college, rental rules matter especially if you plan to rent the home out, so confirm what the building allows.

One- & Two-Bedroom Homes

Most Jubilee condos are one- and two-bedroom homes, suiting first-time buyers, students, downsizers and investors. One-bedroom homes are the entry point; two-bedroom homes work for couples, sharers and downsizers who want a spare room. Look at the floor, the outlook, the parking and the building's rental and pet rules, since these shape both daily life and resale more than square footage alone.

Price per Square Foot for Jubilee Condos

Across the condo listings the average worked out around $645 per square foot, with the newest buildings commanding more and the larger older units less. Price per square foot is a useful way to compare one condo with another, though a newer building, a quiet outlook and good parking can justify paying above the raw number.

Who Buys a Jubilee Condo

The typical buyer is a first-time purchaser or downsizer wanting a low-maintenance home in a central location, an investor drawn by steady hospital and student rental demand, or hospital and college staff who want to live close to work. The mix of older value buildings and brand-new projects keeps choice available.
