Condos for Sale in Burnside

The 17 condos for sale in early October ranged from a compact one-bedroom around $235,000 to a larger two-bedroom around $649,000, with most between about $340,000 and $560,000. They are found in buildings along Gorge Road East, Washington Avenue, Manchester Road, Speed Avenue and Dunedin Street, a mix of 1970s towers near the Gorge and brand-new buildings completed in the past few years. Few central Victoria neighbourhoods offer this range of prices.

For first-time buyers, downsizers and investors who want a low-maintenance home minutes from downtown at an accessible price, Burnside condos are among the best-value options in the city.

Older Towers & New Buildings

Burnside condos span the decades. The 1970s towers near the Gorge offer some of the lowest prices in central Victoria and often larger floor plans, while new buildings on Washington Avenue and Speed Avenue bring contemporary finishes, modern energy efficiency and warranty coverage. A newer home means fewer maintenance questions; an older one can mean more space and a waterway outlook for the money. Confirm whether GST applies on anything recently completed.

Read the Strata Documents

Whatever the age of the building, the strata documents decide a lot. Read the bylaws on pets, rentals and age restrictions, review the budget and depreciation report, and understand the monthly fee and what it covers. In an older tower, ask about the contingency fund and any planned work such as windows, roofing or plumbing; a well-funded strata is worth paying for.

One- & Two-Bedroom Homes

Most Burnside condos are one- and two-bedroom homes, suiting first-time buyers, downsizers and investors. One-bedroom homes are the entry point; two-bedroom homes work for couples, sharers and downsizers who want a spare room. Look at the floor, the outlook, the parking and the building's rental and pet rules, since these shape both daily life and resale more than square footage alone.

Price per Square Foot for Burnside Condos

Across the condo listings the average worked out around $590 per square foot, with the newer buildings commanding more and the older towers less. Price per square foot is a useful way to compare one condo with another, though a newer building, a Gorge outlook and good parking can justify paying above the raw number.

Who Buys a Burnside Condo

The typical buyer is a first-time purchaser drawn by some of the most accessible prices close to downtown, a downsizer who wants a low-maintenance central home, or an investor attracted by the location and rental demand. The mix of older value towers and new projects keeps choice available across a wide price range.
