Condos for Sale in Royal Oak

The 15 condos for sale in early October ranged from compact one-bedroom homes in the mid $400,000s to larger two- and three-bedroom units well above a million, with most between about $500,000 and $1.1 million. They are concentrated near Elk Lake Drive, Marsett Place, West Saanich Road and the Travino development, so buyers can compare older, well-priced buildings with newer, amenity-rich projects within the same neighbourhood.

For first-time buyers, downsizers and investors who want a low-maintenance home near the lakes, recreation and the highway, Royal Oak condos are among the most practical options in central Saanich.

Newer Condo Projects

Much of the recent condo supply is in newer buildings, including the Travino development off West Saanich Road, which brought modern one- and two-bedroom homes with contemporary finishes and shared amenities. A newer building usually means fewer deferred-maintenance questions and may still carry warranty coverage. Confirm whether GST applies on anything recently completed, and ask about parking, storage and the amenities included.

Read the Strata Documents

Whatever the age of the building, the strata documents decide a lot. Read the bylaws on pets, rentals and age restrictions, review the budget and depreciation report, and understand the monthly fee and what it covers. In an older building, ask about planned work and the state of the contingency fund; in a newer one, confirm the fee is realistic now that the building is occupied.

One- & Two-Bedroom Homes

Most Royal Oak condos are one- and two-bedroom homes, with some larger two- and three-bedroom units in the newer buildings. One-bedroom homes suit first-time buyers and investors; two-bedroom homes work for downsizers and couples who want a spare room or office. Look at the orientation, the outlook, the floor level and the parking, since these shape daily life and resale more than the raw square footage.

Price per Square Foot for Royal Oak Condos

Across the condo listings the average worked out around $675 per square foot, with newer buildings and better outlooks commanding more. Price per square foot is a useful way to compare one condo with another, though a well-run building, a quiet position and a good parking and storage setup can justify paying above the raw number.

Who Buys a Royal Oak Condo

The typical buyer is a first-time purchaser entering the market, a downsizer trading a house for low-maintenance living near the lakes and recreation, or an investor drawn to the location and the rental demand. The mix of older value buildings and newer projects means there is usually something for each of these buyers within the neighbourhood.
