Two six-storey condo buildings beside Langford Lake on Goldstream Avenue, with 124 one- and two-bedroom homes built by Verity Construction and listed on MLS as built in 2024.
Trailside at the Lake is a two-building condominium project at 1361 and 1371 Goldstream Avenue in Langford, set beside Langford Lake. Both buildings are six storeys and together contain 124 homes, matching the two building permits Langford issued in October 2022. Each building has a name: The Nixon was the first phase, and The Henson, the second, has its homes at 1361 Goldstream Avenue according to the developer's price list.
The project is a partnership of Keycorp Developments and Seacliff Properties. The City of Langford's June 2023 media release and 2024 business coverage both name the two companies, which explains why listing sites credit one or the other; the disclosure statement shows the exact developer entity. Verity Construction built Trailside to a design by Alan Lowe Architect Inc. The first homes were expected around the turn of 2024, with phase two to follow that spring.
In October 2026 the project website showed The Nixon as sold out and was promoting the final homes in The Henson. As of late October 2026, the 3 active MLS listings were all at 1371 Goldstream Avenue, with none at 1361.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.
The developer says nearly every home looks out over Langford Lake or open space.
Verity installed an in-floor acoustic system, Acoustavibe, designed to reduce noise travelling between homes.
Shared spaces include a weight room, a cardio area, a yoga room, a lounge and office space.
Some homes were sold through Langford's Attainable Home Ownership Program, which registers resale and rental limits on title.
Verity Construction describes Trailside as a wood-frame, six-storey project in which both buildings were built at the same time. Two details stand out in the builder's write-up. The first is the Acoustavibe in-floor system, intended to cut the sound that travels between suites. The second is decorative siding arranged in a mosaic pattern on the exterior.
These are the builder's own descriptions. A pre-purchase inspection, the strata minutes and a conversation with current owners will tell you more about how the building is performing a couple of years in.
Both buildings offer one-bedroom, one-bedroom-plus-den and two-bedroom homes. The Henson's plans are named after birds, and its price list shows:
The floor plan page labels several one-bedroom layouts as having a den and marks a few plans as attainable versions tied to the city program. The developer says the parking stalls include available EV hookups.
The shared amenities are indoors and fitness-focused: a weight room, a separate cardio area, a yoga room, a lounge and a shared office space for working from home. Secure bike storage is on site, and each floor has private storage lockers, handy for paddling or hiking gear given the lake and trail nearby.
The City of Langford calls Langford Lake the largest of its three lakes, popular for swimming, boating and fishing, with boardwalks and several beaches. The 4.5 km Ed Nixon Trail runs out and back along the bank to the swimming beach and accessible playground at Scout Point. Across the lake is the Westhills community, home to the YMCA-YWCA and Starlight Stadium.
The project's neighbourhood guide lists a wide spread of nearby amenities, from Goldstream Provincial Park, Mount Wells Regional Park and the Jordie Lunn Bike Park to shopping at Westshore Town Centre and Belmont Market. Schools it names include Ruth King and Lakewood elementary schools, Spencer and Centre Mountain Lellum middle schools and Belmont Secondary. Langford is in School District 62 (Sooke), so confirm catchments with the district rather than relying on a marketing list. If being right on the water matters to you, compare Langford waterfront homes for sale.
In 2023 the City of Langford made Trailside the first project under its updated Attainable Home Ownership Program. Buyers in the program received down payment help, and their homes carry a housing agreement registered on title that caps the resale price and restricts renting during the first five years. Before you write an offer on any unit here, ask whether it was sold under the program and have your lawyer review the title.
GST may apply to a home bought new from the developer, and first-time buyers should check current federal and BC rebates with an advisor. The BC 2-5-10 new home warranty covers new construction, and a resale passes on the remaining term. On a developer sale, read the disclosure statement. On any purchase, review the Form B, the bylaws on pets and rentals, the budget and the minutes. Strata fees in a young building rest on early estimates and can change.
As of late October 2026 there were 3 active MLS listings, all at 1371 Goldstream Avenue: two one-bedroom homes of about 614 to 654 sq ft asking $389,000 and $425,000, and one two-bedroom of 862 sq ft asking $509,000. No homes at 1361 Goldstream Avenue were on MLS at that point. Asking prices change daily, so check the live listings below.

Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
