About the Building

About Origin

Origin is the opening neighbourhood of The Beachlands, a 134-acre master-planned community on a former gravel pit in Colwood with 1.4 km of shoreline. It combines two six-storey condominium buildings with 16 three-bedroom townhomes in the area called The Bluffs. On MLS, the condos are listed at 3550 Seabluff Crescent, with townhomes at addresses such as 3548 Seabluff Crescent and 3501 Coastal Drive, all filed under the Royal Bay sub-area.

Vancouver-based Seacliff Properties and Reliance Properties are developing Origin as a joint venture. Seacliff bought the land in 2017 and Reliance joined in 2022, and the community, first known as Royal Beach, took the name The Beachlands in 2023. The wider plan allows up to 2,850 homes over about 15 years, with commercial space, a plaza and about 47 acres of parkland.

Origin is under construction. Coverage in 2025 put the opening in the second quarter of 2027, and June 2026 reports still gave 2027. Sales for the first condo building began in summer 2025, and it was reported 60 per cent sold by June 2026. Published home counts range from 180 to 186 including the townhomes, so confirm the total in the disclosure statement.

Completion Set for 2027

Reports from 2025 and 2026 put completion in 2027, and MLS lists these presale homes with a year built of 2027.

The Origin Buildings and Floor Plans

The developer's website shows 18 floor plans. A September 2025 trade report said just under half of the condos were one-bedrooms, with one-bedrooms from just over 600 sq ft, two-bedrooms of about 800 sq ft, three-bedroom condos of 900 to 1,000 sq ft and townhomes of about 1,200 to 1,300 sq ft. The townhomes are pitched as house-sized space with the lock-and-leave ease of a condo.

Interiors follow a coastal modern look with natural materials and large windows. The developer's feature list includes:

  • 9 ft ceilings in the main living areas and central air conditioning
  • White oak engineered hardwood in the living areas and bedrooms
  • Custom cabinetry, quartz counters and full-height quartz backsplashes, with integrated Fulgor Milano appliances
  • Floor-to-ceiling porcelain tile, soaker tubs in main bathrooms and walk-in showers in ensuites
  • Four colour palettes: Stone, Deep Ocean, Grassland and Sand

Amenities at Origin

Shared space is a big part of the pitch. The developer's amenities page cites 20,000 sq ft of private amenity space, while other pages on its site say more than 21,000 sq ft of indoor and outdoor space. Planned spaces include:

  • A rooftop lounge with ocean views, an outdoor kitchen with barbecue, seating areas and a large harvest dining table
  • An entertainment lounge with a kitchen, dining and living areas opening onto a terrace
  • A coworking lounge with a kitchenette and garden views
  • An indoor cedar sauna and a fitness centre with indoor and outdoor yoga space
  • A courtyard with a children's play area

The developer does not say which building holds each space, and one report described the roof deck as shared by condo residents, so townhome buyers should ask what they can use.

Living at The Beachlands in Colwood

The Beachlands is a separate master plan from Royal Bay, the neighbouring community across Metchosin Road, though MLS groups Origin's homes with Royal Bay. The first phase of a planned 47-acre waterfront park network opened on June 13, 2026, and work on another 12 acres, including the Bluff Lookout and an amphitheatre, was set to begin that summer. A commercial plaza and a future hotel are part of later phases.

For daily needs, the developer lists Quality Foods at Royal Bay and The Commons retail centre, and it names Albert Head Lagoon Regional Park and Esquimalt Lagoon among nearby outdoor spots. Coverage in 2025 also noted that the Royal BC Museum was opening a new centre across the street. Colwood is served by the Sooke School District (SD 62), and Royal Bay Secondary is one of its schools; confirm catchments with the district. Buying a Presale Home at Origin

Origin homes are being sold new by the developers, so BC's Real Estate Development Marketing Act applies. Before you sign, the developer must hand you its disclosure statement, which sets out the project, the budget for the strata and the proposed bylaws. You then have seven days to rescind by written notice, starting from whichever is later: the date of the agreement or the date the developer receives your signed receipt for the statement.

A few more points apply to any presale in BC:

  • Deposits are held in trust in BC by a lawyer, notary or brokerage, unless authorized deposit insurance lets the trustee release them to the developer.
  • The completion date in the disclosure statement is an estimate, and amendments for material changes must be given to buyers.
  • A contract can be assigned only with the developer's consent, if assignments are allowed at all. Each one is reported to the Condo and Strata Assignment Integrity Register, and BC's home flipping tax can apply to contracts held under 730 days.
  • GST generally applies to a new home bought from the developer, and first-time buyers should check current federal and BC rebates with an advisor.
  • The 2-5-10 warranty required in BC covers two years on labour and materials, with limits, five years on the building envelope and 10 years on the structure.

Origin Prices and Royal Bay Comparisons

As of late October 2026 there were six active MLS listings at Origin. At 3550 Seabluff Crescent, a one-bedroom of 611 sq ft was asking $518,900 and three two-bedrooms of about 761 to 827 sq ft were asking $599,900 to $814,900. Two three-bedroom townhomes of about 1,328 to 1,350 sq ft, at 3548 Seabluff Crescent and 3501 Coastal Drive, were asking $999,900 and $899,900. Asking prices change daily, so treat these as a snapshot.

Buying New or Nearly New?

Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
