A 12-storey concrete tower with 107 homes, a second-floor childcare centre and a landscaped mews, completed by Chard Development in 2024 where downtown Victoria meets Fernwood.
NEST is a 12-storey concrete condominium tower at the corner of Cook Street and Yates Street in the City of Victoria, with suites addressed 1100 Yates Street. Chard Development developed it as its tenth residential project in Victoria, and Proscenium Architecture + Interiors handled both the architecture and the interior design. The developer lists 107 homes, and the building was completed in 2024.
NEST is the market-condo half of a larger Chard redevelopment on the 1100 blocks of Yates and Johnson streets, alongside Haven, a six-storey building of 104 affordable ownership homes that Chard developed with BC Housing.
Chard's website now shows NEST as sold out, so the homes on the market are resales. As of late October 2026 there are 3 active MLS listings: two one-bedroom homes of about 475 to 484 sq ft asking $419,000 and $459,900, and a 961 sq ft two-bedroom asking $998,000. Asking prices change daily, so check the live listings below.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.
The developer describes a full-floor childcare centre on the second level, plus a children's play area in the mews.
An internal courtyard with seating, a play area and a dog run, plus a dog wash with hot and cold water.
The developer lists an on-site car share with resident membership and a residents-only e-bike share; confirm they still run.
Walk Score rates the address 94 and lists eight bus routes at stops about 0.1 km away.
Proscenium describes NEST as a modernist design with generous decks that give each home outdoor space while shading the floor below, and distinct materials for the street level, podium and tower. Chard's materials stress the concrete construction, large windows and oversized balconies. At sidewalk level the building has community-serving retail, including a space designed for a restaurant with outdoor dining.
The architect's 2019 rezoning letters to the City of Victoria noted that local policy supported only eight storeys here and argued for the taller tower; the revised plan added retail along Yates Street and put the childcare centre on the second floor.
Most of the 107 homes are one-bedrooms, with a smaller share of two-bedroom suites and two three-bedroom homes. Sample plans on the developer's site show one-bedrooms of about 496 to 503 sq ft and two-bedrooms of about 836 to 955 sq ft, each with roughly 105 to 135 sq ft of outdoor space. MLS measurements can differ, so check each listing.
Chard's published specifications include:
Most suites, though not all, come with a full-height storage locker, so confirm storage for any home you consider.
The developer's feature list for NEST includes:
Shared programs can change once owners run the strata, so ask which still operate. Chard's materials do not describe parking, so confirm whether a suite includes a stall.
Officially NEST is in the City of Victoria's Fernwood neighbourhood, as BC Housing describes the Chard site, but it sits on the edge of Harris Green and is often grouped with downtown. Walk Score rates the address 94 for walking and lists bus routes 2, 3, 11, 22, 24, 25, 27 and 28 at stops about 0.1 km away, and the developer's guide puts the Inner Harbour about a 20-minute walk from the building.
The developer's guide also points to Market on Yates and Save-On-Foods for groceries, the downtown YMCA-YWCA, Royal Athletic Park, the Save-On-Foods Memorial Centre and the Belfry Theatre, and names Cook Street Village and Fernwood Village as nearby village centres. Walk Score lists Central Park and Pioneer Square among the closest green spaces.
The address is in Greater Victoria School District 61; confirm catchment schools with the district's school locator. Expect construction nearby: in March 2026, Victoria council's committee of the whole unanimously backed a 175-unit rental project at 1101 Yates Street, at the same intersection, in buildings of six and 19 storeys. For more on the area, see the Downtown Victoria neighbourhood guide or compare Mod, another recent Harris Green tower a block away.
Since NEST is sold out, homes here are resales, which do not carry GST. Buying a never-occupied home from a developer is different: GST applies, and eligible first-time buyers of a new home may qualify for the federal First-Time Home Buyers' GST rebate and should confirm with a lawyer or accountant. If you would rather buy new, look at new condos in downtown Victoria.
A 2024 building is still well within BC's 2-5-10 home warranty. Short-term materials and labour coverage has likely ended, but the five-year building envelope and ten-year structural coverage stay with the home when it sells. Ask the seller for expiry dates and any open claims.
Before removing subjects, read the bylaws and rules, the Form B information certificate, recent minutes, the budget and the contingency reserve fund balance, and the depreciation report if the strata has one. BC strata corporations have not been able to restrict long-term rentals since November 24, 2022, though they can still ban short-term rentals of less than 30 days. Pet limits differ from building to building, so check this strata's bylaws and Form B.
NEST stands out for family-friendly extras such as on-site childcare, a play area and a dog run. Most homes are compact one-bedrooms, so buyers who need more room will find fewer choices here. Compare it with other downtown Victoria condos for sale, or browse all Downtown Victoria real estate.
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
