About The Tides at Cordova Bay
The Tides at Cordova Bay is a four-storey, 17-home condominium building at 990 Doumac Avenue in Saanich, on the corner of Doumac Avenue and Cordova Bay Road in Cordova Bay village. It was developed by Vancouver Island design-build firm Citta Group and designed by Continuum Architecture, with Citta's in-house interiors and millwork teams handling the finishes. The building was completed in 2025.
An earlier 25-unit version on the same two lots was rejected by Saanich council in an 8-1 vote in 2017 after neighbours objected to its height and density. A smaller 17-unit plan with covered above-grade parking won unanimous approval in February 2022, and construction was under way by spring 2024.
As of late October 2026 there are 4 active MLS listings in the building, all two-bedroom homes of about 1,228 to 1,420 sq ft asking $899,000 to $1,350,000. Asking prices change daily, so check the live listings below for current availability.

The Tides Building and Its Design
The Tides is a low-rise building scaled to its village setting. Saanich's design guidelines for Cordova Bay Village call for West Coast character, mature landscaping and a gradual shift toward a walkable main street along Cordova Bay Road, and this corner sits right on that stretch. Parking is above grade and covered rather than underground, one of the changes made in the 2022 redesign.
The building is Built Green certified and includes fire sprinklers, key fob entry and gas-fired central hot water. Citta's own interiors and millwork divisions are credited with the finishing work, so the kitchens and cabinetry came from the same company that built the shell.
Homes and Floor Plans
Layouts at The Tides are large by condo standards, marketed at about 987 to 2,066 sq ft in one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den plans. Ceilings are 9 feet, rising to 10 feet in the living rooms of homes on the first three floors, and homes have oversized covered balconies with natural gas connections. The two top-floor penthouses, 401 and 402, were offered with custom finishes, a green roof and three parking stalls each.
Marketing materials list engineered hardwood, heated tile bathroom floors, floating vanities, a gas fireplace, a KitchenAid appliance package with a gas range, and full-size laundry. Buyers chose between two designer colour palettes, so finishes differ from home to home. Heating and cooling come from an electric heat pump with mini-split units in the main living area.
Living in Cordova Bay, Saanich
Cordova Bay is a seaside neighbourhood in Saanich with its village centre along Cordova Bay Road. From Doumac Avenue you are within a short walk of the village shops, and the Mattick's Farm shopping area is a short drive away. McMorran Park, beside the Beach House Restaurant, has a concrete staircase of about 55 steps down to a sand and gravel beach on Haro Strait. Doumac Park, a 10-acre wooded ravine with about 1.5 km of trails along Revans Creek, is reached from the same street, and the Cordova Bay Golf Course is nearby.
This is a car-oriented area: Walk Score rates the address 48 for walking, 28 for transit and 50 for cycling. BC Transit route 32 stops about a block away and runs to the Royal Oak Exchange. Cyclists can reach the Lochside Regional Trail, a 29 km former rail line between Swartz Bay and Victoria that links with the Galloping Goose, from Lochside Park off Cordova Bay Road.
The area is in Saanich School District 63. Nearby schools include Cordova Bay Elementary on Cordova Bay Road and Claremont Secondary on Wesley Road; confirm catchment with the district. Saanich's 2022 Cordova Bay Local Area Plan guides gradual change in the village. Learn more on our Cordova Bay real estate page.
Buying at The Tides: What to Check
A never-occupied home bought directly from the developer is subject to GST, while resale homes are not. First-time buyers who will be the first occupant may qualify for the federal First-Time Home Buyers' GST Rebate: the full rebate applies up to $1 million and phases out by $1.5 million. Confirm eligibility with your lawyer or accountant.
New homes in BC carry mandatory 2-5-10 warranty coverage that stays with the home: materials and labour for 12 to 24 months depending on the component, the building envelope for five years and structure for ten. With completion in 2025, most of that coverage is still running, so ask for the warranty details and any deficiency list for common property.
Read the bylaws, budget, contingency reserve and minutes before removing subjects. MLS listing data in October 2026 showed rentals unrestricted and cats and dogs allowed with a limit on numbers; verify both in the registered bylaws, since they can change. With only 17 owners, major repairs are shared among few homes, so a healthy reserve matters. Compare current Cordova Bay condos for sale before you decide.
How The Tides Compares in Saanich
The Tides suits buyers who want a newer, larger condo in a quiet seaside village. The beach is the main draw and the plans suit downsizers who want room for guests, but errands beyond the village usually mean driving. If frequent transit matters more, compare condos in Saanich's busier centres.

Buying New or Nearly New?
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
