Rosemead House and the Oakwoods Estate

The centrepiece of the estate is Rosemead House, built in 1906 to a design by Samuel Maclure. It housed servicemen during the Second World War and later spent decades as an Old England-themed inn. Aragon began restoring it in 2018, and it now operates as the Rosemead House Hotel, with 14 restored manor rooms and 14 in a new wing.

Instead of a typical condo amenity room, Oakwoods residents live beside the hotel's facilities:

• Janevca Kitchen and Lounge, a wood-fire, shared-plates restaurant
• Salt and Ivy Spa, which includes a Himalayan salt room
• A fitness centre shared by residents and hotel guests
• The Wedding Gardens, framed by Garry oaks, and a Mediterranean-style garden around a central courtyard

The new buildings echo the inn's Tudor Revival style, with pitched roofs and mullioned windows, and the site plan keeps as many mature trees as possible.

Flora at Oakwoods (Building 1)

Flora was the first Oakwoods building to reach the market: six storeys, 58 homes and 24 floor plans. Plans start with compact studios of about 395 sq ft and run through one-, two- and three-bedroom layouts to two-level loft homes of up to about 1,801 sq ft.

Herringbone engineered oak floors run through every home, in three colour schemes named Shoreline, Meadow and Grove. Kitchens have quartz counters, Italian-made shaker-style cabinetry and GE Monogram appliances, and reclaimed brick from demolished BC buildings is used for feature walls.

MLS listings at 427 Lampson Street match Flora's plans, so that is likely Flora's address; confirm it on title.

Aves at Oakwoods (Building 2)

Aves is the second building, and Aragon's site marks it as now available. Plans run from one-bedroom homes of about 645 sq ft and two-bedroom, two-bath homes of about 905 sq ft up to top-floor penthouses, some on two levels.

Listings at 425 Lampson Street match Aves plans, so that is probably the Aves address. Confirm the building and the strata plan on title before you buy.

Woodland at Oakwoods (Building 3) and What Comes Next

Woodland is the third condo building. Aragon pitches it as homes shaped around the natural setting, and its published plans include two-bedroom, two-bath layouts of about 905 sq ft alongside one-bedrooms and penthouse homes of up to about 1,714 sq ft. No MLS listings matched Woodland plans as of late October 2026, and we could not confirm its construction stage or completion date, so ask for the current timeline and the disclosure statement.

The final phase, Fallow, appears on the developer's site as townhomes coming soon, with no plans or pricing published as of October 2026.

Living in Saxe Point, Esquimalt

Oakwoods sits on Lampson Street at Wychbury Avenue, south of Esquimalt Road, close to the shoreline. Walk Score rates 429 Lampson Street as very walkable, route 25 buses stop within about 100 metres, and Aragon puts downtown Victoria about 10 minutes away by car.

The waterfront is the big draw. Saxe Point Park, a 7.5-hectare park at the end of Fraser Street, has forested trails, beach access and views across the Strait of Juan de Fuca to the Olympic Mountains. Fleming Beach, off Munro Street, has a small sandy beach and a boat launch, and Macaulay Point Park adds ocean-view trails past historic bunkers.

Up Lampson Street at Esquimalt Road, the Esquimalt Village area holds Esquimalt Town Square and the relocated Esquimalt branch of the Greater Victoria Public Library. Schools are in Greater Victoria School District 61, and Macaulay Elementary, a dual-track school with French immersion, is on Wychbury Avenue. Confirm the catchment for any address with the district.

Buying at Oakwoods: GST, Warranty and Strata Notes

Many Oakwoods homes are still sold new by the developer, which normally means GST applies. Ask whether a listing is developer inventory or a resale, whether you qualify for GST relief or BC's newly built home exemption from property transfer tax, and for the BC 2-5-10 warranty details of that building, since each phase has its own completion date.

Watch the geothermal heating and cooling system. According to a 2025 report, Aragon will hand it to the strata rather than sell it to a utility, so there is no lease charge, but upkeep falls to the strata; look for it in the budget and depreciation report. Ask whether costs are shared with the hotel. October 2026 listings showed rentals as unrestricted and cats and dogs allowed with a limit on number; confirm both in the registered bylaws.
